Question Warranty issues

I gave the builder our punch list and they are promptly working on everything except two issues.

The builder declined to do anything on the following;

The dining room fixture is way off center, we pulled out the building plans and it is located as per the plan, so he's said that it.

I said because it's on the plan doesn't make the plan or it's intended use correct.

Several of the cabinet doors have rough finishes on them, he said it's a natural wood product and I should read my contract that variations may occur.

So that was a no.

The fact of the matter is the doors are not real wood and the manufactures web site says they guarantee them against workmanship.

I think the doors in question should be swapped out.

I called warrentee again, anyone have other suggestions.

The dining room fixture is NOT in the middle of the room because many people have a server, breakfront, china cupboard along one side. It is that way in EVERY SINGLE HOME that I have looked at. Especially spec homes..

I don't know what to tell you about swapping out cupboard doors. I thought they were enormously helpful and everything we asked for was done immediately....but there wasn't much really.

Default Swag it ...

You can swag your dining room fixture with exta chain or just have someone come in and move it. There is no way the builder would know where each of us is going to position our furniture.

Not the builder it is the designer who placed the light.
Ours is off center when looking at it from inside, when looking from the outside it is centered on the dining room window.

I saw the fixture placement in the plans so both homes we built here, we had them change it to the center.

I paid to have my light fixture moved and I am in a new build, cost me around $100 to have it done, if you include with other warranty work for electrical, the electrician may move it for you at a minimal charge and then will refer you to a drywall person to patch. It worked for me and I am happy, got all done with hours.

I would say it is highly recommended to go over every inch of the contract AND plans. The designer was very quick to show plans and would not provide a set of them to take. It would cost $250 for a set. So we took our time with them and went over every room in detail at the meeting. Paid off alot! We did not put in a dining room light since we did not need 4 areas to eat. We turned it into a reading/gaming area with (3) eyeball cans. They actually gave us a credit fo the light vs the cans. Found out a couple of 3 way and 4 way switches not included so added. A good way to go over plans is to visualize walking into every room and turning on/off lights and where furniture will be placed for outlets. you can move or add outlets as we did.
That is why IF you can convince them to take plans home and place templates of furniture on the plan. When I designed and built numerous homes, I did that every time.
As for cabinets, I too was told the grain came with the type. There were some rough but unless the door was warped, scratched, or very off compared to the general doors in the house, that's what you get. They did replace one door on ours for the latter reason though.

The builder called me back today with a super attitude that I didn't accept his stance, he said begrudgingly that a factory rep will look at the cabinets.

As to the dinning room fixture he said again he isn't moving it, put a call to my sales rep.

I said what does she have to with it, had no reply,
I said that I will escalate my complaint.

You bought a spec house, so I'm assuming that the light was in the same place when you viewed the house. What recourse do you have to now say you don't like the location of the light, or are you saying the light was moved after you looked at the house?

The same goes with the kitchen cabinets. Were these the same cabinets that were installed when you visited the house, or did someone come in and install inferior cabinets after you visited?

those items were brought to their attention, I was told just make list everything will be taken care of.

Jimbo, there has to be some give and take here. Most of us have had great warrantee service from our builder and his subcontractors. We reported things in bits and pieces for the first year, and then had an inspector put together a list at the one-year mark. Everything was adjusted efficiently. While, the cabinet maker also cited that variations in the wood are unavoidable, he changed out a couple of drawer fronts. I think that, if I had created a stand-off over some issue, the builder may not have been as cooperative later on.

The builders supervisor is now coming next week to get it squared away, understand I had a list of many items that are now done or scheduled to be done.

There are two open issues, other wise they are great fast and a well oiled machine.

what inspection is done just prior to the 1 yr mark? is this the same sort of home inspection you would pay to have done when buying a resale home?
