Yes, same thing. I certainly plan on it. Inspectors can find things that we can't.

Here is a link to a good thread on the very subject you are asking. I think it was post #10 where I answered your question specifically for someone else.

New Home inspection

I did not wish to repost it here because I did not want to "hijack" jimbo's thread as it is a bit of a different situation he is posting about. Good luck jimbo on your home building process. It is exciting and in the end every new owner should feel good with the result.

Ok this morning a crew came in to install a 100' French drain down the whole west side of our property. They were from Tri-county, great group of 6 men.

Done in 4 hours, I had them leave all the dirt to make berms later on rather than cart it off, they liked that it was less work.

here's the before pics after a 10 minute rain, it was the fact that I had pic's that got the work approved at no cost.

1-At the same time a roofer made shingle adjustments
2-The front door saddle was replaced
3-The weather seal on the garage door replaced
4-T&D redid a cross member that was crooked, and adjusted the door on the cage.
5-Counter top was fixed a bit
6-Carpet saddles had nails sticking up.
7-Tile guy came to inventory chipped floor tile and redo about 30 tiles in both showers.

only two more items to go!!

They were all great!!!!

Like what they did on the french drain!

Wow 30 tiles to be redone? That seems like a lot.

Front door saddle tuned out to be a bit complicated, they re-did it 3 times but now it looks good.
In the process he chip a tile and chipped up the concrete outside, both redone.

Bath tiles....about 6-7 men the better part of a day worked on about 75 wall tiles a two floor tiles, nice work.

Kitchen cabinets were a little bit of an argument between the builder and the supplier. Builder insisted they were real wood and the vairiation I was showing them were normal in real wood, true if they were real, builder insisted they were real because he is all knowing and a builder for 35 years.
I said I'm a woodworker for 40 years....and we exchanged a bit of dialog, but he refused to budge.
Next morning I called warranty back with same complaint, ask if I spoke to builder, said yes but that he was wrong.

Finally, the manufacturer sent a rep from Tampa, saw what I was objecting to but also said they are real wood..

So I removed a door hinge and showed him the composite engineered wood...he was shocked.

This pasy Monday all doors and draw fronts were delivered, the guy installing them was on the the same page as me, we both examined each piece before they were installed.

5 were rejected, waiting now on those.

Just a heads up your cabinet doors are NOT real wood.

I also received an email from the company confirming that fact.

So we are 99% happy with all the effort they took to get things right for us.

Only exception is they still refuse to move the dinning room lite.
I contacted Jennifer Parr, one of her managers called me in reference to my complaint but in the end would not do it.

So 23 out 24 items were taken care of I'll move the lite myself.

I still have 10 months to report any other issues.

.

The dining room chandelier can be swagged on the ceiling and you can place it so it is centered over your table. That is an easier fix than relocating the electrical box and having to repair the ceiling.

I would like to have ours moved too Even factoring in the hutch, it is too far out to be centered under the table. How much total did you spend, including the electrician and drywaller? Swagging doesn't appeal to me at all--too '70s form y taste.

Also, the one in the dinette area is off center, ad this fixture hangs via a rigid rod, so swagging is not possible.

I'm glad to know someone got theirs moved easily. Ours is a spec home, so we couldn't do anything about it, and neither would Warranty.

The builder called me back today with a super attitude that I didn't accept his stance, he said begrudgingly that a factory rep will look at the cabinets.

As to the dinning room fixture he said again he isn't moving it, put a call to my sales rep.

I said what does she have to with it, had no reply,
I said that I will escalate my complaint.

The only thing your rep could do is pay it herself out of her commission.

You bought a spec home. It is what it is. It isn't a defect. They were designed to be offset to accomodate a server or breakfront.

It won't cost you much to move it or as handy as you are you can move it your self.

We bought a spec home in Hadley and Henry said he wanted to trade up for a better refrigerator. The answer was no.

That is how they do things. I bet a lot of people can tell you similar stories about spec homes.

Here is a picture of our dining room in Hadley showing that the fixture was offset. It came that way. It was a spec home.

If U can't do it yourself warranty wants $110 to move and patch.

I will say this that J Parr's mgr said they will bring this issue up to the design dept for future builds, they have had the complaint before so do consider it a problem.

But for U Jimbo " No soup for you"

I'll move it myself after the floor dries and I reset the furniture.

Our design rep asked us where we wanted the nook and dining room lights during the design process. We measured one of the models and she added that to our building specs so the lights will be mounted exactly where we requested. Maybe the developer has changed the process. This was in December 2012.
