Default kissing lanais, dogs , neighbors

I was just wondering what people think of kissing lanais with their neighbors close to them and if anyone had problems with neighbors dog while they are in them. Ps if you have a kissing lanai are you ok with it or if you could do it all over again would you change? Thanks

That's why we bought a house with our back facing a street. Much preferred over someone's lanai.

We have neighbors behind us and it has not been a problem. We have very tall trees and shrubbery between the two homes, so there is a visual barrier. We really cannot see them, and rarely hear them. They do have their lanai enclosed, so that cuts down on sound. I can't see how it would be any different than, say, living in a courtyard villa with people behind you. My friends live in a villa, and the wall doesn't do much to cut down on sound, although it is nice for visual privacy. Everyone has their preferences regarding privacy. I personally would not want to back onto a street, as I don't like the sound of traffic when I'm on my lanai.

you can opt for a lot that is offset to your neighbors, that may help.

Default Privacy in backyard

We had to have privacy in our backyard. We live on a golf course front(Palmer) with the golf path far away.
We both live on the birdcage because it is so quiet and beautiful. Right now we see squirrels in the evergreen trees, rabbits, ducks and birds in the yard.(cardinals, red wing black birds, blue jays and every kind of water bird.) We have beautiful flowers in our landscaping and flowering trees. We even see the sunset at night.
I have heard of quite a few people not happy with their kissing lanais. Trouble with loud TVs, barking dogs, or just hearing conversations. My one friend said when she sneezes she hears,"God Bless" from the neighbors. LOL.
If you can find it and afford it, privacy behind is wonderful. Our sales rep told us it takes longer to sell the homes with close lanais and at lower prices.

Another thing to keep in mind, is not only the people or lack of behind you, but those to the side of your home. We know a couple that bought a house on a golf course, and have neighbors about 6 feet away from them on the side ie. side kissing lanais. They have a beautiful view out the back, but should they get new neighbors that entertain a lot or put a television on their lanai, their privacy won't be anything like what it is now. And of course their is a large lot premium for golf course homes, as well as other issues such as mowing in the early a.m., and higher taxes.

When you think about it, probably the majority of homes in the Villages have homes behind them, and probably the majority of Villagers are happy with their home situation. Is that a guarantee that you won't have problems? No, of course not, but I think the majority of people are courteous neighbors, and if their is a noise problem you can talk to people and try and straighten things out. The desire to have a view is a personal issue as well. We are so busy day to day, that paying extra for a nice view would be wasted on us - we're just gone all the time. But is you like to sit home a lot on your lanai and/or watch out the window, it just might be your thing.

The only thing that can make kissing lanais a problem is people. It's the luck of the draw.

You have been in my house and birdcage. You know we got it at a great price because it was a resale.
I also know we have it as good as it gets in the Villages. My one neighbor's lanai is over 40 feet away and the other is over 15 feet away. Perhaps because we are all models, our lots are bigger, I don't know. I have never heard a sound on either side, plus we are all very good friends. They both plan to live here till the end because they love their houses as much as we love ours. Only reason we got in was because of a death of the owner of this house. I think many in the Villages have close neighbors on their sides besides their backs. That gives at least 3 neighbors to contend with... I know some have problems with TVs on lanai etc. already mentioned.

I was not happy at all when I had houses behind us.

We looked for quite a while and we were always surprised at how many houses that have no homes behind and are reasonably priced resales. Our one requirement was no homes behind.
This home was a model and furnished by an interior designer. That was the the big difference and made it perfect for us. So now we all, including my little dog(who watches all the creatures) are very very happy.

I'm glad to hear you are happy with your home. Yes, from what I've seen, at present you do have quiet neighbors, which is a good thing. Hopefully that won't change for you. Good luck in your new home!

When we rented a cyv the barking drove us nuts, i could hear conversations from many houses away. Even though we have a dog we knew it was not for us. So kissing lanias not so much ether
