It's a contract that you sign. You get a new house, and the developer gets to maintain a stable price market to attract new buyers who want to live here, not just flip a house to make a few dollars. Seems enforceable to me. Basic contract law.

Hmm...I'm 10 minutes from Lake Sumter, 18 minutes from Spanish Springs, and about 30 minutes by golf cart from Brownwood. You couldn't pay me to live over by the Turnpike, plus the noise! thanks but no thanks.

I live in the "new" section. Two main reasons....can't sell for a profit until after 1 year, and our houses have appreciated an insane amount since we bought. Two homes on my street have sold for almost 75% over purchase price. Once they announced all of the amenities coming down here that will be a less than 10 minute cart ride for us, the prices sky rocketed. When we bought in 2019, we were told by many people of the mistake we made and that we "weren't really part of the villages". I've had my house for exactly two years, and based on the resales in my neighborhood, I could sell for almost double what we bought for. The problem? Can't buy a new house with the same kind of lot for anywhere near what we bought for. Good thing we love our location!

Because you signed a contract. It's not just a rule posted on a wall, it's part of a legal contract. Just like the deed restrictions. Someone can surely fight it if they wish, that's why lawyers were invented, but it might be cheaper to either take the hit or wait the year depending on the need for speed.

Stupid location stupid people? Those whom do not check into the location issues, golf course noises, turnpike traffic, distance from services like groceries, restaurants, Brownwood, Sumter Landing, Spanish Springs etc. are bound to have problems. We have our designer Iris for sale, today we had a showing, they were undecided as to whether a free standing home or a villa. Our home is about twice the cost of a villa. What are people thinking? Was talking to a golf starter who moved to St. Catherine, she had to leave at 20 minutes to six in the morning to get at her job on Inverness by golf cart.

The things that you list do not interest me. I love living south of the turnpike. You could not pay me to move back up to the Sumter Landing area.

Interesting someone asked this, just chatted with a couple yesterday. I went "down" to the Brownwood Hotel/Spa to go to the fantastic independent coffee shop they have there (called the Standard). They were staying at the hotel waiting to get into a house they recently purchased. So, making an assumption, I said, "how are you liking Florida so far, or have you been coming for many years to vacation ?"." Oh, no", they said, "lived in Florida for over 35 years total, then settled in the Villages about 15 years ago when we retired from the military. Over a year ago took the Trolley tour Finney, had never even bothered to go that far. Decided we wanted to move, get away from all the traffic, big stores, all that. For us, it was a big mistake. Really missed our former village and home. We found the same model we'd lived in many years only with a pool and only one block from our old home. We are here at the hotel until the closing Jan. 3. So, I have a feeling that many have done the same thing, moved to the newest area and became disenchanted for a variety of reasons.

The deed restrictions say you can't be a "resident" of the Villages if you're under 19 years old.

And yet...

YUP. They say lot's of things that get ignored (or need to be narc'd to be reported and looked at) but when it comes to MAJOR things with big pricetags that involve property sales they would pay that a bit more attention since lawyers are involved I guess. We tried to but couldn't buy a resale 3 month old 2/2 stick built down over on or near Silver Lake off of Shay (?) over in the Historic side back in 2017 that a woman wanted to sell after 3 months of ownership and she jacked up the price so much with what seemed to us at the time a load of BS but it turned out to be technically correct although she piled on a bit

We live in Osceola Hills and we often drive down to the Southern Area to enjoy your beautiful nature trails. We like Hogeye very much, especially since they put of the strong barricades to keep the golf carts off the walking/biking trails. Now we seem to enjoy the new trail in Hawkins more because it is elevated and has a better view of the marsh.

Default One care barely hear the Turnpike down here

The statement that the noise from the turnpike is so intense to residents of Citrus grove is an oft repeated fiction, like the Villages being an out of control swinger party.

I love it down here, the paths situation seems way better than up north.
