Recently moved from Richmond to DeLuna. Richmond amenity fee was under $200, just got our first bill for DeLuna and Amenity Fee for May is $526. What's up with that?

Best guess: multi-month assessment. Call and ask or wait to see that next month is normal

My first bill included, if I recall correctly, the amenity fee plus water/sewer for the 3 weeks remaining in the month after I closed plus the next months amenity fee.
The following month the bill was regular. |

We are De Luna residents, this month’s amenity fee was $202.25. It came out on our VCDD bill which was $452.39

What are we talking about here? We are in our 20th year living here now and our amenity fee is $195.00 a month. Our total VCDD bill which includes the amenity fee usually totals around $275. a month. To get to 4 to $500 a month you would have to be using a crazy amount of water.

Wow, our amenity bill is always between $300-335. The water/sewer portion of yours has to be huge.

The first month bill includes more than 1 month of costs. It will resolve by itself.
Also, everybody pays a different monthly amount for the amenity fee. There is a stupid process that creates a different cost, even though all the amenities are exactly the same for everybody. |

So many discussing water, sewer, etc. while the original post specifically calls out the amenities fee — not the total bill. Ugh!!
As the poster discovered, it was a multi-month “settling” that occurs during a home purchase. The same happens with HOA bills but that is wrapped into closing disclosures. |
