Question New part time residents

We finally closed yesterday on our home in TV. We closed absentee by not attending the closing . We are still in upstate New York. We have a few questions and I know the knowledge of the readers of this site it will be answered or sent to a site for the answer. We bought our home by FSBO so we had no contact with the Villages agency and are wondering when we come down this fall we will need to get our mailbox key, gate passes, and ID's, Where do we call to find out about this ?

The previous owners should have the mailbox keys. If they don't, you'll have to go to the post office in Lady Lake to get them. The same goes for your gate passes -- the previous owners should have two for you. If not, you can go to the VCDD office on 466 near Publix. You should be able to get ID cards and gate passes there. You could always call the Sales Office and they would give you exact directions where to get everything and what you'll need to bring.

Congratulations! We also closed "from away".

There is a closing office where you get all your stuff. It is an easy-peasy, stream-lined process!

New home, the Sales Center will give you details of where to go.
Pre-owned home, your Sales Rep will give you details.

Now the fun starts ..........

Default no sales reps to contact

Barefoot - they said they bought a FSBO - For Sale By Owner - so there's no sales rep to contact.

I believe you'll have to take a copy of the title or deed showing your names as the new owners to the District Office on Wedgewood to get your id's. You should be able to find that contact info on thevillages.net where there's also links to all kinds of good info. Hopefully, you've transferred all the utilities, including the water, trash and amenities fee you pay thru The Villages, to your name. And don't forget the lawn maintenance, termite, pest control and all the other stuff (see nuts n bolts).

to TV and Talk of the Villages (TOTV).
You should receive your house key, garage opener and mailbox key from the current owners. If they moved within TV, they would have kept their gate passes. I would contact the sales office in advance to find out what paperwork you will need to bring to get your IDs and gate passes. If the current owners did not provide the mailbox keys, you can get new ones from the Lady Lake Post Office. Again, I would call in advance and find out what paperwork the P.O. will need from you.

Welcome jdarby2 and rjn5656 to The Villages. My wife and I are also from upstate New York (near Albany). We moved to Bonita in February of this year.

Welcome jdarby2......we also are from upstate NY..( near Scriba). Since you purchased fsbo, did the seller mention the mailbox key & gate pass as far as what they plan to do with it? Did the seller have some legal rep here? Just thought I'd contribute my 2 cents worth and give you something more to think about.

What a small world we are from Fulton. Are you full time or part timers ?
I do have another question being absentee owners we are trying to figure how often we need our lawn fertilized and trees and shrubs fertilized ? we are set with our lawn mowiing service but we are still trying to figure the rest. And do you have any reccomendations on lawn maintenance ? I believe the earlier questions are resolved.

Assuming you are referring to pest services, there are many companies to choose from. Your yard needs to be fertilized, as well as insect treatment, and supposedly weed control. I say "supposedly" since the weeds this year are growing leaps & bounds. We are very satisfied with Village Pest Services formerly known as Bay Area Pest & Termite. They do both our indoor & outdoor treatments. We do our own fertilizing of our shrubs & trees. I will send you an email or maybe a phone call so we can talk more about this. BTW, we are full timers.

All of those things including gate passes come from the seller on a FSBO. Gate passes are assigned to a home address and owner which is now you. Contact your seller for those items. Gate passes (2), mail box keys (2), garage door openers, house keys, come from the seller. You will need to go get new Villages ID's.

As for lawn service and care you will need it now. Contact Bates or Deans or All in one or as a last resort Massey.
