OK, here's an easy one...

Which would you prefer, a smaller lot cul-de-sac home or a larger lot corner home and why?

I live on a cup-de-sec and although my front yard is not hugh, my back yard and side yards are very large. The problem I see on a corner lot is that some people think it is a dog park. Good luck on your choice.

I've got a cul-de-sac home, but my other options included corner lot homes. I know TV charges a premium in the new home areas for corners. Mine is not new, but trying to see what opinions people have.

A cul-de-sac lot is way better because there is more distance between the houses, more privacy, and less traffic noise. A corner lot just gives you a lot of unusable space that you need to mow. To me, it is not even a close choice.

Originally, I was looking for enough space for a pool. The corner lots afforded that, but the relative lack of any privacy on two intersecting roads kind of tempered that, and with the No Fence rules made me reconsider as well.

I have a corner lot courtyard villa, and that's what I like best.
Rock landscaping and the dogs prefer my neighbors grass across the street!

Without the fence, I'd likely opt for the cul-de-sac.
A larger side yard, no dog issues.

I'd also want a north-east orientation for the living areas , like I have now.
That afternoon sun gets too hot for my comfort.

We recently purchased a corner lot in Bradford and are very happy with our choice. Of course, we have two dogs and the large side yard gives me a place to walk them that's away from our neighbors yard as I like to be courteous. I've seen very little indication other people are walking their dogs in our yard but as long as they pick up afterwards I really don't care. We're dog people, what can I say.

Cul de sac. No through traffic, except in a few cases, and then only golf carts.

One thing to watch for in a corner lot is if you would end up with kissing lanais (your neighbor in back of you). Our friends bought a corner lot thinking they could put a birdcage on the side, only to find out they were only allowed to add on five feet out from the side of their house. They also have a kissing lanai. They enclosed the lanai to take care of that problem.

My personal preference would be a cul-de-sac as long as there was no kissing-lanai situation.

Cul de sac wins hands down.

Corner lots cost more but are not worth more for resale. Corner lots are not useful. They do not improve the quality of life. While you can add outdoor living area it is not useful most of the year.

Cul de sac lots address most (all) of these shortcomings.

I also have CYV corner lot. I like that I don’t have sardine can housing on each side. My back faces the neighbors garage wall so privacy on three sides. if I had to pick between two I prefer cul-de-sac with no housing or golf course behind. Some have another house 15 feet from back or sides of the property line with two or three close screened in porches. that’s too close for me.

A cul se sac would be the easy choice if the lots weren't so small.

We once lived in a cul de sac but not here. We thought it would have very little traffic...wrong...people thought it might be a thru road and then turned around to come back out. I doubt that would be an issue here.
