Do fees/HOA dues remain the same or do they change over time?

Thanks everyone, I think I'm getting the gist of the fees associated with owning in TV. They sound pretty darned reasonable actually.

Wrong There are a few areas in TV that have HOA fees. I lived in one we have our own pool and park area. There is one at LSL as you cross the bridge

If the amenity fee is raised, it is on the anniversary of the land sale, not the home sale.

I wish they would allow us to pick our own trash company and have options for gas and electricity ( or at least make it a co-op ) .There needs to be competition like in other areas because if your service is bad, or they raise rates we have no say.

My electric provider is SECO, a co-op.

I noticed our Belvedere villa (2B 2B) has very high tax compared to some of the bigger houses in Sumpter. But the initial bond was low in 2003. Does anyone know there are relationship between property tax and bond?

None.

Bond Info. Finance

No "P" in Sumter.

We are NOT like other developments where someone decides to redesign the golf course and hire a chef and pass on those expenses to the homeowner. THANK HEAVENS. I love our CDD.
I do NOT believe that the cost of living index is affected by National Government spending as long as inflation and interest rates remain low.

Default Amenity Fees

I just my home in October 2020 and in Februaryu amenity Fees went up $2.21 to $164.21. When I called about it, they just said cost of living raise. I too, believed it was yearly, but they said no. It's only been 4 months. What gives?

I concur with an earlier post, since 2017 the monthly amenity fee has gone up $8...not bad given how beautiful the common areas are maintained and for how many things are available

life in TV is pretty nice, very little crime and a safe place to be (except for the few folks that shouldn't be driving)
We had our house broken into 5 years ago while we were away (they were tipped off that we were away - perhaps by day lawn workers). They got about $3,000 worth of equipment. There is LESS crime in TV Land than in comparable cities in Florida. But, be aware, it is not zero crime and it is MORE than people realize. The newspaper "downplays" it.

You're right about advertising homes!
We paid our bond, and we don't regret it.

Did you buy the house new or used?

I believe the annual amenities increase will be on the anniversary of when the original sales contract for the new home was signed, not the anniversary of when you purchased.
