On new homes an impact & utility fee to the tune of 7K will be tacked on. Although the full tax bill won't be charged for the first year.

Rickey, I don't know what you mean by an impact and utility fee. I thought that meant the cost of the infrastructure, the laying and positioning of sewer lines, water and electricity etc.


Here on new homes we have "The Bond" which is the money the developer used to do all of those things with the golf courses and the rec centers thrown in. Perhaps I don't understand what you meant.


On new homes as I last heard was; The bond cost


About 13K for cottages and patio villas
About 25K for designers
About 50k for premiers.


This is not added to the price of a home if it is new, but a separate expense that is payable along with property taxes or can be paid all at once.

On the settlement statement two line items totaling 7K for utility & impact are levied apart from the bond.

I don't know a thing about this and Sweetie says he doesn't recall it at either closing of new homes here.

Where in TV did you buy? These could be City charges. Parts of TV are in Fruitland Park, Wildwood, And Lady Lake. Each has the ability to charge its own taxes and fees

We came down and rented in three places, one month in each, and I would recommend that to anyone considering. Takes some effort to arrange though. As others have mentioned we had a Villages realtor showing us various models in various villages. So we got to know what a patio villa, a courtyard villa and free standing homes looked like. Even what model of each we liked or disliked. Any house of slight interest we would drive around and find the closest rec centers and pools. Also considered how far from a town square and shopping, and road traffic and golf cart access to things. Eventually we saw and bought a house we really loved. We also looked at houses being sold outside realtors (Village realtors can only show you homes being sold through the Villages, but many homes are sold outside this system). And I think we had enough information to be secure in our decision. There is a "rumor" that people in the Villages move within the villages, by another house, up to 3 times. So over time your desires might change, and that apparently is normal.

60% of the resale market and 100% of the new is controlled by the Villages sales staff. As such, anyone would be foolish not to work with then as well as independent sales agents. Our Village sales agent showed us both new and resale. On the face of things, the prices of new look much better then resale until you consider the bond, upgrades and other amenities added to a resale. However, we did purchase a new house.

I bought cash. Now there is doubt in my mind as to why I was charged this. I will call Mclin and find out why. You are the second person to question this in the past two weeks. The first, which should have been myself, is a Villages rep.

Rickey, just "dug out" my closing file and HUD settlement statement dated 4-17-15 for our Village of LaBelle house and the two items Utility fee and impact fee were items paid by the seller (Villages of Lake Sumter). In short, they were fees paid by the Seller and not by the Buyer lines 1303 and 1307 on the Hud settlement statement.

My suggestion would be to go the thevillages.com and look at the floor plans. In 2012 when I was looking, I printed off the floor plans for the patio villas, courtyard villas, cottage homes and the designer homes. I then made notes on the pros and cons of each home.

I knew I wanted nice sized bedrooms, a larger lanai and an indoor laundry. I soon added a larger garage to that list after we rented a villa. The villa we rented had a 1 car 1 cart garage and we literally had 4" between the cart and my Flex! I didn't want to go through getting both vehicles in the garage every day! Since I built my home in 2012, I got a puppy and now I might consider a villa again but it would have to have a two car garage. There are a few villas with two car garages or expanded garages in the new areas.
