Default About a preowned Villa

I am thinking about a preowned courtyard Villa 2 bed 2 bath, does anyone have a good estimate on the lifespan of the roof and heat/air conditioning system in Florida? What about a rough estimate to replace them?

Impossible to say without knowing the age of the CYV or for that matter, any other house.

We have a CYV and recently had an a/c repair. The owner of the company told us our a/c will probably have a lifespan of 20 years. I've heard otherwise from Villagers, however.

Our CYV is now 17 years old and we just replaced the heat pump with a new energy efficient model in order to take the 30% tax credit this year.
Our old system worked fine and would have been allright for at least a few more years.
Most of the roofing in our villas were replaced a couple years ago because of storm damge (shingles)

Default cost to replace roof

Did anyone say how much it cost for the roof? We too are considering a villa.

I asked this question of a Sales Rep. I was told 15 years for a roof in Florida (lots of sun exposure deteriorates the roof faster); and 15-20 for A/C units.

I would think in the area of around $4-$6000, but am not sure. Ours was replaced in 2005 before we moved here.
Take a ride in the Rio Grande Villas next to the Rio Grande pool and you will see a nice home for sale (mine)

In the South you will typically get 15-20 years out of a roof, unless you get regular HARD hail storms. Heat Pump if you have checked annual, should last 20-25 years.

Most CYV owners get together and have a number of homes done at the same time . . . price should be under $3,500 for the 2 bedroom villa but the quality of the shingles you use will determine the price.
