Default Home Design Documents

We are new to the Villages, buying a 2017 home. We are hoping that at closing we will also get design documents (e.g. plans, elevations, electrical, plumbing, survey), but the existence of these documents is unknown for now. These documents and other important documents (e.g. appliance warranty and user manual ) are items we would like to have.

Being a relatively new home, the contractor who built the structure would have all or most of these documents on file; however, the identifying the contractor is also unknown for now. Has anyone any advice on how to capture documents on a Village home?

Contact the county building department. They will sell you copies of the file copies of your blueprints.

Give home warranty a call they may be able to help.

If you have a realtor you can ask them if they can send you the plans. We got a large PDF that had all the building plans including a wiring diagram for the switched outlets. Very Handy. Another helpful item might be a
diagram of your Sprinkler zones and the various types of sprinkler heads but we had one done for free by Massey when they were trying to win the maintenance business for our system.

I was able to get house plans also (16 pages) from the Sumter County Building Department, they emailed to me.

The current owners should have documentation/user manuals for appliances, sprinkler system, garage doors, etc. We have always left a manila envelope with that type of paperwork in a kitchen drawer for the new owners when we sold a house and generally received a similar packet from our sellers when we bought. You should ask your realtor to request such things from the sellers. I can't imagine that they wouldn't pass them on to you.

My seller left me a lot of useful owner manuals and warranty information, but not everything. I’ve found that I had no trouble viewing a PDF of the owner manuals online. For example, there is a Samsung microwave oven. I didn’t know how to make it work. The model number was just inside the door. I found the manual online. Easy.

You will not get these from the builder. The seller may have some plans. If you want a complete set of plans you might have to purchase them from the county.
