If you want a Sales Rep who will go out of his way for you, he is the person. My wife and I dealt with him while we were living in New York. Mike Joy went out of his way for us. He sent us a number of houses that he thought would be what we were looking for. Also went back and took many pictures for us so that we were able to select and purchase the house we bought. Mike Joy comes highly recomended.

I just completed my second visit to The Villages. While the first visit was a short lifestyle stay the second was for the entire month of October. Ron Delk assisted me both times and provided me with all the in depth information I requested - and I asked a lot of questions! Ron does his best to assist people in finding a home. He is patient, knowledgable and helpful. I recommend him.

It is wise to also consult with an "outside" MLS Realtor. In that regard I recommend Debbie Gentry with Tom Grizzard. Her cell # is 352-217-3179. Debbie has lived in The Villages for years and at one time sold homes as an "inside" real estate agent for The Villages. Debbie is extremely knowledgable about The Villages and has no ties to the developer as far as I know.

I also suggest that each prospective buyer do their due diligence and research what they want by visiting the web sites for The Villages and for MLS, (Lyle Gant has a good one) and comparing overall square footage and think long and hard about garage space..(It is storage, basement, craft area and a lot more than garages are up North) Designers square footage goes up to a little over 2000 square feet and cottages and villas range from 1200 to 1800 if I remember correctly.

Go to as many open houses as you can and familiarize yourself with all parts of town. Do you like the North...It is close to so many retail places and doctors. Do you like the South. it is newer and has wider cart paths. Do you like the center, close to Lake Sumter Landing. Most people I know including us wanted a courtyard villa to begin with...and some stuck with that and some changed their minds.

Those of us who post on this forum can answer some of your questions but for awhile, we didn't know what direction we were headed. Privacy in back of your home costs money. View lots are more expensive. Living in an established village has it's pluses and minuses. It is nice to be "new" when everyone else is new, but it is nice to buy a house with the odds and ends already done and the bond paid down.

Good luck to all of you no matter where you are in your journey. We are in our second house for a month or so and still unpacking.

And would we change anything? Sure. No house is entirely perfect.

About 8 weeks ago we went to TV and purchased some land to build on. Our realtor was Jim Minnelli. (Not sure I spelled last name right) He was very patient, very helpful and had a great sense of humor! I would highly recommend him!

Another vote for Jim Minnelli. He's just a down to earth guy. Very patient and kind. From the sound of it you really can't go wrong with any of the sales people! Good luck!

I have used a great gentleman named Brian Arango when I went down to the villages...He will listen to what you are looking forand guide you to that place which you have in your mind. If you are not too sure about what you are looking for, he will listen to you and than guied you...He is low key and not a pushey guy....Any of the peoplw who iI encountered in the villages ,who knew him ,said what a great person he is...And yes he will answer any of the hard questions about TV..bond ,taxes, housing lots...ask and he will tell you no bs
