Default Looks like we are on our way to TV

We got a contract on our home in MD and are scheduled to settle with our buyer on October 14th. Very excited about coming to the Villages! We will be full time residents.

We are coming to TV the day after labor day to hopefully find a home to move into by late October. Our budget is a little lower then we originally planned because our home sold for less then we thought it would. Unfortunately a neighbor recently sold low and set a president for future sales.

Our budget is around $230k max and we want a 3 bedroom home near Sumter Landing. We are looking for any advice as we have very little time to make our move. Looking forward to our new life in our active community.

Congrats! And Welcome!

Check the pre-owned sales listings on The Villages website. You can modify your search by dollar range, village and/or by home type.

Contact The Villages Sales office and request to speak with a sales associate. I recommend Sharon Crenshaw; she was perfect for us.

Contact an outside real estate agent. An outside real estate agent has access to all of the mls listings w/in the villages. I recommend Lyle Gant.

FYI: villages sales agents show ONLY properties listed with the villages; outside agents do not have access to villages-listed properties.

Welcome
Wonderful area. Close to all the business on 466 and the town square. Many beautiful homes for that price.
We are constantly bringing down more friends who decide they want to live here. So we have been viewing homes in this area. Advice-Look at many before you decide. Its a buyers' market.
Our friends always love the first ones and are ready to put in an offer. We won't let them until they have seen more and they always find one like like even better. Have Fun. Good Luck

We rented a home for the month of July with the intention of buying a preowned home near LSL. After looking at many designer homes (in my heart I wanted a Stoneybrook CYV but not a single one could be found) our realtor took us over to Tamarind Grove to look at new CYVs. When we walked into an Arlington model CYV on a corner lot, hubby and I looked at each other and knew that this house would be our home. Believe me, you will find your dream house and it won't take long! We both are also looking forward to our new life in TV.

Congrats on selling your Maryland home. What part of Maryland? I moved here 2 years ago from Silver Spring - and love it here.

Definitely use a Villages agent and a MLS agent. We used ERA/Tom Grizzard on 441 just outside The Villages as well as Cathy Webb from Villages Properties. We wanted a re-sale as we needed quick moving in time. Found 2 great ones with each agent and ended up with the best through ERA.

Hello Max, I believe we exchanged posts back in May. We sold our home in Bel Air in 18 hours and closed on June 29th and closed on our new courtyard villa here on July 5th. It took us about a month to get settled. A big part of the blame belongs to Mayflower since they didn't deliver our household goods until July 24th. The good news is they gave us a $2000 refund for being so late. I guess I should of known better since they helped move the Colts out of Baltimore.

We live in Tamarind Grove and at first I regretted being so far from Lake Sumter Landing and Spanish Springs, but once you learn your way around it's not so bad. I played golf at Mallory today and only took less than 15 minutes by cart, last week at Havana and it was even lesser. Saturday we went to Spanish Springs for the car show and only took about 25 minutes. So don't eliminate Buttonwood, Tamarind Grove or St. James just because they are a little far south. They will also be that much closer to the new square when it's built.

Congrats on your home sale. We just got a contract on our home in Severna Park, Md. It took about 4 weeks, but we are happy. We didn't get the 'asking price", but more than our realtor had expected. We close here on Oct. 5 and in TV (Tamarind Grove) on Oct. 7. Great timing!
I'm sure you will find your wonderful home in TV in no time at all.

I am much more flexible then my DW in where we settle. Maybe when we come down on the 6th she will feel differently. John_W do you think that if you lived closer to the Town centers that you would go there more often? I like some of the previously owned homes that I viewed in Tamarind Grove and Buttonwood. I am an avid golfer (6 handicap), but my spouse does not play yet. She seems interested in the pools, dancing, art, and sitting outside at Starbucks. We were wondering about the age predominance in the various villages. We are both 57 years old, born 6 hours apart.

We have neighbors here in MD who own two homes in Virginia Trace. So we would love to buy there. They plan to move down full time in a year.

I will check out the Haciendas of Mission Hills post haste. We would like to be able to move right in after we settle our home in MD though.

Our biggest stress, besides finding a home, is driving down in our honda accord with our two cats. We are going to set up two carriers and a small litter box in the back seat and trunk, and hope for the best. We are also considering trading our two cars in and buying a small SUV.

We went every night for the first three weeks because of the Mayflower fiasco, they had our Directv boxes and televisions. We got a lot of work done to our villa but to entertain us at night we went to the square for three straight weeks. After our stuff arrived and we got Directv hooked up, we had a couple of weeks where we just rested and watched TV. Now we go on market nights or if we like the band. Tuesday night we'll be going because the band Yestersdaze is very good and it's a market night. Only takes 15 minutes by cart, which is OK because that part of the adventure.

As far as ages, I'm 61 and have become well-acquainted with three of our neighbors. Across from us is a retired Air Force E-9 who is 63 from Las Vegas and the guy next door is 62 from Long Island and another fellow I played golf with last Saturday, he's from Michigan and has lived here six years and this is his third home, downsizing, I'm not sure but would say he is 65.

I just started playing golf in 2009 but have picked it up rather quickly. I was shooting in the 90's that first summer. I broke 90's in 2010 and in 2011 I have broke 80 once back home with a 78 at Perryville. Here if you use the white tees I feel almost like cheating. I shot an 80 at Caine Garden, a 82 at Havana and today an 87 at Mallory because my putting went south. Just before coming down I was averaging 85 on the courses back in Harford County, so it's about 3-5 shots easier here. I think because the courses are so flat but there is a little more water and sand. I find playing here is very enjoyable, especially when you drive your own cart.

My wife doesn't play either so I have to kind of limit myself because I also want to get involved with softball. I went out for one evaluation a couple of weeks ago but need to have two more before being placed on a team.
