Default Question for residents of Amelia, Largo, Sabal Chase, Mallory Square, Virigina Trace

Hi,

I'm thinking about having a house built that backs up to right hand side of Morse Blvd (going north), near the circle at Bonita Blvd. I'm wondering how noisy the automobile and golf cart traffic is along Morse Blvd and if I will hear it from the house and lanai. The lanai would be about 40 feet from the fence along Morse Blvd. The house would be on a elevated lot.

I would appreciate comments from anyone living along Morse Blvd.

Thumbs down I Think you will be disapointed overtime

Morse is a busy road now.Once they complete the Villages, both Morse and Buena Vista will be the Main County Roads going from 441 to 44 to 75.
The sales people wont tell you that. All you have to do is look on the county map.

We are near the Mallory gate backing onto O'dell and within sight of Morse. O'dell can be noisy at times but not to a disruptive level. I would think with the landscaping between Morse and the fence line and what you would put in your back yard you should be fine.

You wouldn't have golf cart traffic which is on the other side of Morse.

We have lived with semi-busy streets behind us for over 25 years and are not bothered by some traffic and a little noise.

Anyway, you'll be having so much fun in TV that you'll rarely be home.

We've had complaints before on TOTV from people who bought houses backing on minor roads; that in time turned into major arteries.

IMHO, it depends on your lifestyle. There are people who pay lot premiums of $100,000 or more to back on a golf course because they love the privacy and quiet.

We go out at night a lot, but when we get home, we love to light a candle and sit out on our lanai and enjoy the peace and quiet.

Thanks for the info.

I am aware that Morse Blvd. is a major road in The Villages.
Its not the amount of traffic that concerns me but how loud
it will be. I was told that I would not hear any of it from inside
the house if the doors and windows were closed.
I did notice, on my late April preview, that the streets became
almost deserted after 9 to 10 at night.
I have avoided the golf front lots because of the cost and also
the possibility of a noisy cart path near the house.

I am going to post this in General Discussions in hopes of getting
more responses from some of the residents.

We paid a high premium for golf course frontage (should be backage) and believe it was well worth the additional cost. Sit in our Lanai in the morning or at dusk and enjoy the very large open expanse of grass, trees, water, sky, and listen to the wildlife. Or during the daytime, watch the golfers tee off and sometimes chat as they get into their carts. The closest house behind us is probably a hundred yards away and the furthest house is about four hundred yards away (we live on a hair pin turn of the course and have three holes in view behind us). A huge difference from the 20 or so feet deep backyards we have had in our last 3 homes since 1980.

Down side - miss the fenced in private area that is an extension of the house.

Bowtie, if you worried about traffic noise at night when you're sleeping, I just moved into Hadley and when I return home after 9pm at night, there is no one on Morse after passing the Sable Chase and Mallory circles. I also find the houses to be very sound proof. Although I lived a mile from LAX so anything is quiet to me... sorry for the disclaimer. Good Lucky, you'll love TV!!
