Default Water in enclosed patio villa???

We have water in the corner by the garage/dining room of our enclosed patio Villa. It appears to be coming up through the grout. We pulled back the vinyl siding and found no moisture on the walls. I’m looking for recommendations to repair and seal the foundation area around our lanai. Thanks

Sounds like there is a crack in the concrete allowing water to come up. IMHO, you need to look around the house to see if you have a drainage problem. If this is a new house, call home warranty, structural problems are typically covered for 10 years (this may not qualify), but if this is a drainage problem with the original landscaping they may be willing to fix. If you had landscaping done and it raised the ground level close to the house, this may be the source of your problem. Note sure sealing is going to work.
