Default Eden Magnolia Village Nearing Completion

This non-Villages multi-family community on Marshbend Trail, located between the village of McClure and Coleman Federal Penitentiary is nearing completion.

Eden Magnolia Village - Eden Multifamily

Eden Magnolia Village
2072 Marsh Bend Trail, Wildwood, FL 34785

This community is developed by our affiliate build-to-rent (BTR) company, Eden Living.

Eden Magnolia Village will be a Class-A community in Wildwood, Florida, directly south and adjacent to The Villages, one of the largest and fastest-growing master-planned communities in the United States.

The project is in close proximity to The Villages allowing future residents to benefit from the many amenities the community has to offer.

Wildwood is located northwest of Orlando and northeast of Tampa, making it a seamless commuting distance for employment in either market.

The Build-to-Rent community will consist of 130 1-story detached villas across 14.66 acres, giving residents the comfort and privacy of a single-family living space as well as access to the upscale amenities of a luxury apartment building.

All units have fenced-in backyards, with some also including detached garages.

The homes will comprise one-bedroom to two-bedroom units. Communal amenities include a fitness center, swimming pool, park with walkways, and clubhouse. These are class A amenities.

I definitely have an issue with the statement, "The project is in close proximity to The Villages allowing future residents to benefit from the many amenities the community has to offer." Are these future residents of this non-Villages apartment complex going to somehow pay a monthly payment for the use of The Villages' amenities? The amenities in TV are for TV residents (because the TV residents pay that monthly fee). The Eden Magnolia Village apartment residents using the TV amenities without paying the monthly fee (now close to $200 per month) would be theft. It appears that the developers of the Eden Magnolia Apartments are telling future residents that it is ok to steal from TV residents.

I've been a little surprised The Villages hasn't blocked that reference.

Very ugly place, looks more like Section 8 housing or an extension of the Penitentiary.

They will of course have access to Championship golf and the squares/commercial space. Which are not amenities.

The last paragraph states: "The homes will comprise one-bedroom to two-bedroom units. Communal amenities include a fitness center, swimming pool, park with walkways, and clubhouse. These are class A amenities."

Sound like someone is conflating the apartment amenities with TV amenities.

Now, if that is by design, that's a problem...

Default Village Amenities

I suspect this is meant to be a reference to all the (already) available public access areas -- the squares, shopping, restaurants, etc.

And maybe intentionally ambiguous.

Eden Magnolia Village...

Eden Magnolia Village is located right in the heart of The Villages - Florida's friendliest/ largest active adult community. There are events literally everywhere and tons of squares nearby with fabulous restaurants, things to do, live music, dancing, social clubs, exercise and more. This neighborhood is located in the heart of Florida nestled between two beautiful coastlines, ports of travel and theme parks. Our neighborhood is unique in its charm and personality and connected in ways where all the lifestyle is here for you to enjoy.
