I have a patio villa with a squeaky garage door, both on the trip up and down. Have tried everything under the sun to lubricate the track, almost seems to make the problem more pronounced. I'm embarrassed to open garage door after 9 pm for fear of waking the whole neighborhood. Funny thing is a few in the neighborhood told me, "That's just the way they are, gotta live with it". Well, I'm not accepting that answer - looking for some help here. HELP!!

With WD-40 spray: both side tracks from the bottom to the light above; the chain above; the spring over the door.

Make sure you spray the wheels that the thin wire runs over. Not the track with the chain but the thin guide wires. That was the problem with mine (Liftmaster opener).

Not sure how old your home is, but one problem that happens over the first year is the bolts that hold the door together work loose. This allows the door to twist and rack some as it goes up and down and this causes excess noise. Take a socket wrench and tighten every bolt in the door and if you find a lot of them loose, only takes a turn or two on each, it will become a lot quieter. Also tighten all the mounting bolts for the tracks and wall brackets. WD-40 works, but as it is a water based fish oil it desolves quickly. A thin coating of grease in the tracks and on all the moving parts will last a lot longer.

L2ridehd, that’s good advice. This solved a problem I had a while ago that was causing loud banging as the door rose.
For lubrication of metal to metal friction, I prefer 3 in 1 White Lithium Grease which comes in a spray can and also has a straw nozzle for directing the spray into the hinges etc. Another test you should perform once a year or so is to disengage the opener and then raise the door up manually about half way. When you let go, the door should stay put. If it starts to drop, the springs have lost some tension. You can fix that by raising the door all the way up and then tightening the adjusting bolts that attach the spring to the door frame. Only takes a few minutes and helps to reduce the strain on the motor. |

ROMAC has a garage door checkout and cleaning and conditioning for $49.00. It is advertised in the Daily Sun. they check everything out, tighten and lube all of the necessary parts. Well worth it.
They are in the telephone book.

![]() Somewhere in your stack of owners manuals, is a book on garage dooe maintenance. Read the chapter on lubrication and follow the maufacturers suggestions OR call the garage door guy.

Also, thanks to the always so helpful Handieman. I would read the manual if I had one, but don't think there is one. House is 2 yrs. old, BTW. And Chels, Kathie is right: You really got the Handie guy good this time. That was great. I knew I'd get some help here, but wasn't expecting the great laugh. Kayaker, I hope you survived the coffee nose douche. LOL

In addition, I'd suggest (as I had to do) to spray the ball bearings INSIDE all of the wheels.
