Default Settlement/Closing Costs

:hot: My wife and I visited TV last year and are planning to visiting again in September and have read your comments of high hidden settlement closing costs. However recently someone posted a statement that they found costs to be considerably lower and that the impact fee deleted. Any help would be in this matter would be appreiated. Does any one have a resent settlement break down they could post ? We intend to purchase a home but don't need surprises.

Chas,

I went to the new patio villa open houses last Saturday....I asked the agent on duty about closing costs....he said the majority of them (impact fee type) are now included in the cost of the home so "closing costs" are much less than they used to be; there is still the Bond to deal with...on these patio villas I believe he said it was around $13K.

I talked to my TV sales rep recently , within the last week. $13K for the bond is about right on a villa, and there are some utility fees hook ups on new homes, but it's not exhorbitant by any means.
