Default ForSaleByOwner Advice--me the buyer

Anyone have advice for me --looking at a ForSaleByowner property and what is my 1st step?? Thanx--- Just starting out and like this property the best! has what we want

Make an offer in writing. If accepted take it to a lawyer who specializes in closings.

A friend purchased by owner and the title company in Sumter (I don't remember the name) had a packet availabe that spelled out all the steps involved and provided forms as well. She was amazed at how helpful the packet was and the quick closing had absolutely no hicups. Good luck.

McLin Burnstead is the closing dept. in LSL on Canal St. I used them for my FSBO.

We just bought a FSBO. The seller used Tri County, a title company. We made a verbal offer that the seller accepted. We signed a contract that Tri County prepared. They handled everything. We hired an attorney but in hind site it was a waste of money.

NO, nO, NO!

If you are going to use an attorney, you do it before you make an offer.
The attorney should write the contract.
If you do use an attorney, he should handle the matter for you from start to finish.

You do not need an attorney to do only the closing.
A title company can handle the closing and may cost less. That's what title companies do.
No matter who writes the title insurance, the fee is based upon the selling price and is set by law.
So you don't have to worry about being taken if you are paying.

Another thing -- "Who" pays for the title insurance is a traditional thing in each county and not set in concrete.
It could be a point of negotiation for you.
If that is something you want to do, it needs to be written into your contract.
Just as a point of interest, many attorneys have their own title company.

You can also ask a Realtor to write the contract for you and handle the transaction.
That prson probably will charge you 1% of the purchase price to do so.

My suggestions to you are not simply pulled out of the air. I've been an agent for 30 years.

We used McLin Burnsed. It cost $750. Call them and ask how to get started.


The other folks wanted to buy our home that wasn't even for sale three years ago and we thought about it for a month and decided now was the time to stop being snowbirds and move here year 'round and we had thought when we became frogs, we'd like a little different house. We agreed, They contacted McLin Burnsed (Lake Sumter Landing) and they sent us the contract. We agreed to split the fee of $750. They handled everything including the title insurance.


I would be willing to bet that McLin Burnsed handle more closings than any other entity in the entire country. Think about it. They close on all new homes here. The woman in charge was VERY skilled and it was smooth as glass for both of us.

We used Advantage Title located on 466 in Liberty Plaza just east of Buena Vista when we sold our Villa in Caroline. They are very professional and will help both the buyer and seller. I highly recommend.
