4 giant pillars, 2 more being built, is it a road going over Sumter "lake"??????

Hammock Oaks, to be located directly across from Spring Arbor Village, would provide for a 162.4-acre housing development on what is now pasture land. In addition, there will be acreage for a senior citizen housing development. There will be commercial development and a medical park is also envisioned.

Can you describe this location better? CR466 & CR101 is where CVS and Lange Eye are located.

Do you mean CR 466 & CR100, across from Lighthouse Seafood? On the west side of CR100 will be Lake Sumter Apartments. It is a complex which will include Lake Sumter Apartment Homes, Lake Sumter Senior Living and Lake Sumter Reserve. It is currently under construction. On Apr. 30 there was an article in the online news, "Apartment complex touting access to Villages reveals its pricing structure."

You correctly described the development, except it will be 269 acres.

However, Hammock Oaks is still in the planning/permitting stage. Nothing is being built yet. It will be located on the east side of CR101. On the west side of CR101 will be Lake Sumter Apartments. On Apr. 20 there was an article in the onlines news, "Commissioners learn that apartments envisioned across from Spring Arbor.

Those "pillars" as you call them, are actually stairwells which will be inside wood framed apartment buildings. They are "smoke towers which will isolate the egress stairs from the burning building. Same as Brownwood lofts.

That should be the property, directly east of Mission Hills Villas on 466. In the photo that's Mission Hills at the top, and 466 the divided road on the right side and CR 100 at the bottom. This was discussed a couple of months ago and was written about in the Villages News in February.

Villages denies water and sewer hookup to nearby apartment complex

The Villages has denied water and sewer hookup to a massive apartment complex going up near the Haciendas of Mission Hills.

The apartment complex will include 300 units and is being built at the intersection of County Road 466 and Cherry Lake Road, at the far edge of Sumter County. The property will also become home to nearly 20,000 square feet of commercial development and more than 100 units at an assisted living facility, according to documents on file with Sumter County.

“Although the property is situated in Sumter County, the property is surrounded by properties of The Villages. Because the land is not a holding of The Villages, they will not allow connection to The Villages infrastructure,” according to a memo prepared for Lady Lake commissioners.

The owners of the 40-acre property more than a decade ago turned to Lady Lake for water and sewer hookup. Last year, Sumter County granted permits to allow the start of the project. The trees have been cleared and the land is being prepared for the massive construction project.

The town has modified its service area boundary through the St. John’s River Water Management District to serve the property under the town’s Consumptive Use Permit. Sumter County and the Southwest Florida Water Management District have also signed off on the arrangement.

The nearly 300 units will require about 74,500 gallons of water per day from Lady Lake.

In 2019, the town’s average withdrawal of water was 730,193 gallons per day. The town’s Consumptive Use Permit allows 1.118 million gallons per day through the year 2026.

“Trends indicate that the town will have sufficient capacity to grant the additional 74,500 gallons per day and remain under 90 percent of the allocated withdrawal of the Consumptive Use Permit through 2026,” said the document prepared for Lady Lake commissioners.

This could represent a financial windfall for Lady Lake, which could potentially pocket $678,327 in water impact fees, $842,084 in sewer impact fees and an additional $42,000 in annual surcharge revenues.

A special meeting on that topic will be held at 5:30 p.m. Monday, March 2 at Lady Lake Town Hall.

In 2018, the residents of the Haciendas of Mission Hills complained before the Sumter County Commission about the construction of the massive apartment complex in what is essentially their backyard.

There was an update in Villages News from April 18 with plans from the developer.

Updated plan to be submitted for pastureland on County Road 466

An updated plan will be submitted Monday night to the Lady Lake Commission for a major development on pastureland on County Road 466.

The 269 acres, dubbed Hammock Oaks, is located at the intersection of County Road 466 and Cherry Lake Road directly across from Spring Arbor Village.

In 2016, neighbors of the proposed development voiced concerns about traffic, noise and light pollution. They were overruled and the commissioners allowed the project to move forward.

However, the project never got off the ground and the application expired in 2017. Cows are still roaming the pasture.

The updated plan to be presented to commissioners on Monday includes residential development, 17.6 acres of commercial developer, 24 acres devoted to an assisted living facility and 14.7 acres designated for medical offices.

The Lady Lake Commission will meet in a special session at 5:30 p.m. Monday and in regular session at 6 p.m. The commission is meeting under special conditions allowed by public bodies thanks to a special order Gov. Ron DeSantis issued in the wake of the Coronavirus crisis.

John_W, to be clear, your post #7 is on the west side of CR100 and your post #8 is on the east side of CR100. These are two different developments.

You're, I see 100 going down the middle between. Looks like a busy stretch of road.
