Can anyone share their experience on updating kitchen counters, cabinets?

Also updating a bathroom?

Flooring?

Is it possible to add screens to an outside porch that has a roof?

Just wondering about the average costs for smaller house. And any contractors you'd recommend.

Screens can be added to the lanai, however, be sure to get ARC approval before you do this. You may just need to call them, in general you may not need approval, but there are now 13 or 14 CDDs and they have slightly different deed restrictions. We just enclosed our lanai with sliders and windows which absolutely required ARC approval. I cannot provide costs, as ours was screened when the house was built. I would recommend A+ screening, as they did a great job on our birdcage.

I was wondering about who would have to approve any changes to the outside of a home.

Also wondering if it would be possible to add a hot tub? Would be nice to add a pool but I'm assuming that is not allowed unless you're building new on one of the bigger lots.

We have had a hot tub in our lanai (now moved to the birdcage) for around 10 years. If you are in Sumter county, there are 2 permits required, one for the spa (hot tub) and one for the electrical work. NOTE: the spa permit covers any glass within 5 feet of the spa location, and proper grounding of the spa and near by metal. The electrical will cover the new service, and disconnect (assuming a 240 volt supply), as well as the removal of any other electrical sources within 5 feet of the spa.
DO NOT RELY or the spa provider/installer to get these, been there done that got burned!

With all due respect, given the gravity of the modifications you're considering having done, and keeping in mind you'll be residing in the home during the process, might it be worthwhile finding a home which suits your need?

Absolutely! That would be my first choice. When I do start looking around for a home I'd like to have a good idea though on how much it might cost to replace counter tops, carpet, etc if I find a place that's in the perfect location. Instead of scrambling last minute for info I can make a better informed decision if I'm prepared ahead of time.

Added about 7 feet of Upper and Lower cabinets, replaced all counters in the house and sinks (kitchen and baths) with Quartz. Total Cost $16K. Burns Woodworking, would highly recommend. Robertos for LVP flooring is fantastic - figure $10 a square foot or so, maybe a little less. Get 4 or 5 quotes on everything, you will be shocked at the spread.

Thank you! This is good info for me to consider if I find a place and get my heart set on it but it would need a few updates.

We had the carpets in all three bedrooms and the walk-in closet replaced with LVP flooring by Roberto’s and they were great. They removed all the carpets, took them away, and put in the new flooring and left no mess at all. But just in case they did, they sent a cleaning service over the next day. We give them 5 stars, the folks you work with are all very nice as well.

We had our front porch screened in by All Season Rooms and worked with Chip, who was great. It was completed in one day. If you have dogs, make sure to choose the screen that is for pets, it’s a heavier duty and won’t tear easily. It’s very pleasant to sit out there.

I replaced the bathroom countertops, sinks, faucets, mirrors and light fixtures in the 2.5 baths. In addition, I replaced the bathtub in the guest bath with a walk-in shower. The work was completed in December 2022. I used Doc's Restoration for the entire project. Extremely pleased with the quality of the work - they provided a schedule for each day of work and informed me who would be at my home each day. Upon completion of the work, a person is sent to inspect the work. They also offer a warranty on the work.

JUst had my kitchen cabinets all replaced by Cypress cabinetry in Ocala. Ryan is absolutely kind, honest and knowledgeable. I was looking for months at all the different places. The floor shoppe on 301, Ronny and Mike. So unbelievably helpful with my backsplash. Whites aluminum did my whole extension in my lanai screens and Cliff is such a nice man to deal with. I do my homework when i purchase a big ticket item. I research companies and reach out to people on their experiences. I can surely tell you who not to use but not on here. Don't like badmouthing anyone, because everyone has different experiences. But when you hear multiple problems from multiple people, I stayed away.
