One more recommendation. When they pour the concrete pad, make sure it will handle the weight of the spa when filled with water. A friend of ours had a pad put in, and the thickness of the pad was 4". After about a year or so, the concrete cracked in multiple places near his hot tub. I would suspect the thickness should be at least 6" where the spa will sit. You may have to have a thicker pad depending on the weight of the spa.

Brian Terry Vinyl. Doesn’t ask for a dime until they’re done and you’re happy. Brought concrete levels even with lanai so no trip hazard. The ONLY contractor to make this suggestion! Great results with ZERO hassle. Would use again in a heartbeat!

Just more thing, you might want to have a knock down coat and/or paint to match your Lanai floor.

Something sounds wrong, the pad should have steel mesh, and a suitable footer, and 3000PSI or better concrete. Our spa has about 500 gallons of water (at 8 pounds per gallon?) this is around 4000 pounds, and with the original weight of around 1000 pounds results in a flooring load of around 1 to 2 PSI. If the pad is failing under these conditions, I would be contacting a lawyer to sue the original contractor. They probably did NOT correctly compact the soil, and used substandard construction.

Get birdcage done by The Villages. There is a long wait for ANY outside company to get the materials to do the job. The Villages buying power gives them an advantage.
