True Facts About Metal Roofing In The Villages

Metal roofing is allowed in The Villages. We are actually installing two next week and have just completed two others this past week. We have been installing them for years.

There was a rumor going around that they were not allowed. If you drive around Lake Sumter (Caroline / Mallory) near the water region off the lake, you will see dozens of metal roofs from “back when” (12-16 years ago). Each of our recreation centers are metal, along with our mail stations (which we have assisted in adding or replacing through the last two decades).

The ARC (Architectural Review Committee / Board) was hesitant to allow standing seam for a time during 2014-2016. Now they positively realize there can’t be “double standards”, so they have taken a 2nd-hard-look at how the modern Alliant applications match the same Pantone colors as asphalt laminate.

Thus was paved a road for metal roofing that equally matched those homes that needed to follow ARC color approval and standards. Since then, they have been more lenient and open to metal and they understand how much better Villages homes are protected (especially in highly susceptible barometric areas). The metal standing-seam looks amazing when completed - Plus 40-60 year warranties (depending on gauge), lower insurance premiums, and less concern for major storm impacts.

The only downside is that the Florida metal roofing applications are “double” the cost of asphalt laminate (designer shingles) for a reason. The installation code and metal installation are twice as tedious and the thousands of clips, seal grommet screws (glazed), entire peel-and-stick on decking, etc. come with a price tag as manufacturers metal costs have risen steadily over the last decade, and of course this gets passed onto installers even though we purchase in bulk.

We even have our own metal canning bending machines and our costs still run high directly from suppliers. We do everything we can at SkyLight Roofing Villages to keep our hardware costs as low as possible so that Villagers benefit.

We can complete a laminate (shingle) roof in a day with a crew of 11. A metal roof of the same size will take 3-days to complete properly in The Villages (FL State Code Regulations 2026).

There is also a "shingle style" metal roof.
Is there a difference in price?

I got tired replacing roofs in Oklahoma (lucky to 5 years out roof there due REAL storms) and put metal roof in my previous 22 square foot home in Oklahoma in 2010 similar to one shown, cost then was around 13K. I could imagine what one would cost now. My 1150 sf villa was 9K 3 years ago with asphalt. If person got some insurance money to offset cost I see why it would be worth it.

20+ years ago I replaced my cedar shake roof with a metal roof. Still perfect!
