Other than the village rental company, are there other companies who provide rental service and property management services.

couldn't tell from your post if you're an owner looking to rent, or a renter looking for websites to choose from. Many of us who have rented our units do it independently on websites like thevillages4rent.com, vacationrentals.com, ****.com and a few others. Most of us have caretakers/cleaning services who meet the tenants with keys and are there for any problems that might come up (e.g., a/c goes out, can't figure out how to operate something, etc.). More lucrative I think that using a management company, but also more work.
I have heard good things on here about J.D. Management Co. if you're an owner who doesn't want to deal with all the inquiries, and any other issues that come up. I think some of the outside real estate agencies also have rental management divisions, such as ReMax and Realty Executives. They also of course have listings to choose from if you're renting. |

When I decided to rent my villa, I considered a management company or managing on my own with a caretaker. I spoke with several people who used a management company and switched to self managed. I asked why and their primary reason was that their place was only rented during the high season and they felt they would be able to rent more months by self managing.
I finally opted to self manage and use a caretaker. I advertise on a website and I don't pay a percentage of the rent to a rental company which, for me, is a plus. I have also been very lucky rent on my own. For the past 19 months, only 4 months were not rented. I never expected to rent during the heat of the summer but have been able to do so. If you want a "hands off" approach, hire a management company. If you want to be in control of what is happening with your property, I recommend that you self manage. |

Most of the outside realtors have someone handling rentals for them. I also know that H & H Management handles rentals. H&H is a husband and wife team that managed to grandfather in before the law changed requiring property managers have a Florida real estate license or work under a Florida broker. The Hinkles are Villages residents, caring, reputable and reliable. PM me if you want more particulars on them.
Do be careful about using a non-realtor or someone who is not grandfathered in as an authorized property manager. Not only can the individual be fined and go to jail, you can also be fined.

I give the highest recommendation to JD Management. They are a complete home management company, and they earn a 15% commission on all rentals. I need this service because I am often far away from TV. They do everything and do it very well. Tenant screening and monitoring of every detail of occupancy is very thorough, and I remain in control of my property. I can reserve any time I want it for myself and I receive regular email and phone updates of everything which is happening. So for me, it's the best of both worlds. Check them out:
