Default Mortgage refi sources

I am in the market to refi our 2 year mortgage on our CYV. Looking at past threads on this topic, and there are few, there has been little discussion since late 2010. Has anybody refi'ed lately and if so who did you use. I've received quotes from the locals, BB&T & Citizens but there rates and closing costs seem high to those advertized by online and other FL companies. I could roll in the closing costs to the mortgage amount but do not want to pay for those costs over the term of the loan. Any suggestions would be helpful at this time.

My advice is: 1) don't go to Citizens. The price will be higher if you do, and they were very difficult in my process. 2) Keep shopping. as long as you have the time. You want the best deal but you have to have the assurance that the company you deal with will close properly and on time. I'd be wary of doing it strictly on line. Good luck!

Can you go VA you can refi with a VA. Less cost no matter what

I just did one home, and went with Citizens. Checked a few others and the rates were the same and the closing costs very close. I went from a 30 year to a 15 year, dropped the rate and only slightly increased the payment. As my objective was to speed up the payoff, I opted to pay the closing cost vs roll them into the loan. I find Citizens easy to work with, limited documentation, close on time, and in line with cost and interest rates. There closing cost projection was higher then what the final cost turned out to be. And because it is a refinance, they show you the new escrow amount as part of the closing cost, but remember once the old loan is closed, you will have about the same amount refunded from the old loan.

Appreciate the responses, thank you. Will try Citizen's to see what they offer as well as continuning to shop as I have no set timeline.

Just did a VA loan with Quicken Loans. Everything done one line and on the phone. They have many options for loans.
