??????????????????????????????????????

Back on subject. I believe I understood you to say that fixing up the restaurant now closed in Orange Blossom Hills would cause the menu items to escalate in the newly opened restaurant.

I didn't see the correlation about the owners (The developers) renovating a building and leasing it to a new tenant could cause a price increase in the new menu of a new business, or why would it then be expensive-er.....I would guess that part of a business model of leasing buildings would have a planned for expense for renovation and repair before releasing.

and perhaps you could further explain about someone (who?) getting the wrong idea about what is going to happen? What and why? (above in pink?) and why should it worry ME????

Keep in mind that the previous operator said he wasn't doing well financially. So that alone suggests that prices might need to be raised. It's not carved in stone but it's a clue. Most likely he could have stayed but wasn't willing to pay the higher rent. Why would he want to stay and pay a higher rent if he wasn't doing well? If he had a five year lease, for example, it would be time for a rent increase. Rents don't stay the same forever. Couple that with major renovations and it would likely bring a hefty increase in the rent. Any money spent for renovations has to be recovered from the one and only source of income, the customers. Even if the developer can do it cheaply there's no guarantee he will pass the savings on to the next tenant/operator. Why should he? He's in business to make money.

The new operator will have to be someone or some corporation with a proven track record for producing profits. And I can't help but think it will likely mean an increase in menu prices. With the same customer base, they will have to bring in more money to cover the higher rent. That's the way I see it.

If you weren't worried about my post, why did you have such a strong reaction to it?

If the place is renovated and the food is good, I don't think most people would mind paying more. It may be a cliche but you normally do get what you pay for.

Well, I wouldn't attempt to speak for "most people" because we have all classes of people in the villages. We have wealthy, poor, and everything in between. When I first moved here, I lived in the historic section (or prehistoric as I like to say :-) And while I was there I met one person who had to get a reverse mortgage. Another neighbor was thinking of getting a reverse mortgage but didn't because her children agreed to send her a few hundred dollars every month. Lots of people end up living longer than they expected and run out of money. And the two I mentioned liked eating out. That was one of their favorite activities. So not everyone is flush with money, which may be difficult for some to believe in the Villages. I'm sure there are lots of people who liked it just the way it was.

It might seem that way if you don't have a business background. To me it's just common sense. Will they raise prices immediately upon reopening? That depends on the type of operation (mom & pop or corporation). But if prices don't go up immediately, I believe prices will have to go up as soon as they realize there's not enough money coming in to pay the bills and yield a profit. Opening a new restaurant is one of the most risky businesses there is. There's a huge failure rate but you don't always see failure happen right away, sometimes they hang on for a long time before throwing in the towel.

Since so much of this is speculation, here's my 2 cents. I guess we have established that Morse Industries, Inc. owns the building and then leases it out. If they (Morse) are going to refurbish & upgrade the facilities for a new tenant, then it is likely that the monthly rent will increase over the price paid by the past tenant. If that's the case, then either the new operator will keep prices the same and make less per item, or charge more to make the same percentage of income. I'm guessing higher prices will be the case if that is the scenario.

That's just what I read in the paper. He said he was not making enough to keep it operating . Hopefully the people in charge of this place will buff it up and get a good restaurant in there. Nobody likes change but its a fact of life.

To put a conclusion on what you said, the way to make it profitable would be to raise prices, get more customers, or a combination of the two. Doing both will be a neet trick, if they can pull it off.
