Accompanied friends on their lifestyle visit this week and paid more attention to new housing prices.
I saw a Juniper listed for 259!!! Also great upgrades in Camellia, backed a wall, had side by side refrigerator, oval glass front door with transom, squared kitchen eating area (adds more space) and Roman shower for 225! On top of these prices, TV is offering an additional 4.5% discount until the end of November!! (Can be used for furnishings or to reduce the price of home) My village finance gurus, JoJo and Iris, believe that the downtrend in housing prices will continue until 2011. And yet the "mantra" of the Villages Sales Staff is .. buy right away, prices are about to increase! I don't think so.

Like all places, they have to respond to the market. There is more competition for selling housing in Florida and the competition is lowering prices so they have to do the same.
I saw recently on TV (way up here in NH) that Ginn Reunion Resort in Orlando was advertising a $40,000 reduction in price on their housing (I think they are condos but it just shows what the housing market is like). I had never seen ads like that before- of course 2 weeks later I read that there was a big auction of Ginn properties so that shows how bad the market is. Developers are realizing that baby boomers are starting to look for places to retire so they are trying to capture as much of that market as they can and price is one sure way to attact people. While price should not be the only consideration, sellers know it is a way to get people's attention.

We bought in June, and I am just guessing that the bond on 200K is somewhere around.......18K...Can anyone give a better figure on that amount? I can't remember and think that info is in Cincinnati.
