It is time for me to down size and have decided that a patio villa would be a good choice.
I want to totally replace almost everything, should it need it. Windows, kitchen appliances, add four solar lights, a/c if needed, hot water heater, etc. I wonder if any patio villa owner would share the costs if they have done any replacements. I have not found one to buy yet, but would like to get some rough cost. Bathroom,kitchen, windows, etc. I know that I could go shopping, but right now some estimates. Would help with my decision to move into my forever home, or stay where I am. Thank you to anyone who might care to share.[

True and if the southern area appeals to you, the Patio Villas down there are largely a totally different species than those north of 44. I have been in dozens of them and many have separate golf car garages, some have two car garages, some have three bedrooms, and virtually all have inside utility areas and volume ceilings. Above 44 there were two PV plans, south of 44 there are a dozen or more. When you get inside they have the feel of a designer home which the old ones can never have.

I have lived in my home for 10 years and would like to stay in my neighborhood. Some of the courtyard villas down south are very different and beautiful though

As long as the home passes an inspection, As a seller if you wanted to replace item that did not be replaced, it would be on the buyer.

Perhaps you can give us an idea of your goals, do you want to replace something before it's failure point or do you want to increase resale? Perhaps you want to make it more usable (kitchen). Maybe you have 30,000 and want to know what you should fix mechanically first, and you want to know what you will have left. You are close to end of life on the water heater, 850 and on the A/C 3,900. I would pass on the windows 7-9,000 and get the light tubes 2,500 roof is three years off 6000 (?).
