We have been viewing the Villages realty website, and have seen some lovely homes in the "historic" section. I have heard that insurance can be obtained if the home was built in 1987 or later, but was wondering if competive financing is available for a manufactured home? Thanks for any info you might have.

Same story here. We got financing at 4.6 percent interest with 20 percent down through TV's Citizens First Wholesale Mortgage. No problem with homeowners' insurance either. It is scary easy to do business with TV. It is more of a pain to buy a car than it is to buy a house with TV's smooth system (if you have the 20 percent down).

It's all very encouraging. We own a mobile home in the Keys and everything was a nightmare. Can't wait to make the move.....

Yeah, I bet a mobile home in the Keys is a totally different story especially with homeowners. Hope it works out great for you finding something in TV. We had so many questions and fears about everything. It was honestly one of the best decisions we have ever made and smoothest transactions either of us have been involved with. TV has the process down to a science and will go out of their way to help you with anything you need. We used an outside realtor to represent us and purchased from a seller with an outside realtor too. Even that was gravy.

I have been following this forum for some time but this was my first post. I must say it has been a real eye opener for me. Everyone seems so helpful and considerate. Any fears I might have had about a move to The Villages seem to be evaporating. Thanks.

We made an offer on a Friday afternoon during a week of the Lifestyle Preview visit around Dec. 6, 2009. The seller's realtor told us about two hours later our offer was accepted. She had paid for an advertisement for an open house the next day (Saturday) and couldn't get the advertisement stopped. We went home, I got the insurance like magic (they all deal with TV). The realtor took care of finding us a home inspector. He talked to my husband on the phone while he was doing parts of the inspection.
We closed Jan. 3, 2010. But we flew in for the day to do the walk-thru and go to the closing. It was freezing in Florida during Dec. and Jan. When we did the walk-thru, my husband noticed a golf ball (we are on the golf course in Orange Blossom, had broken one of our living room windows.(The ball was in the living room floor.) He went to Home Depot and patched the window with a 2 by 4 light fixture lense so we could fly home the next morning without worrying about lizards getting in through the hole. On our next visit we bought our used golf cart and it's been heaven ever since. |

That sounds like a good plan Lynne. We've golfed at Silver Lake a few times and love the ride in the golf cart through the area. And the adult pool is great. We are blessed.

Glenda works for Citizens First Wholesale Mortgage in the office at Lake Sumter Landing. They are across the street from the Grand Hotel sales office and Verandah restaurant (I think), down the block from Johnny Rockets. I believe the Southern Lifestyle furniture store is directly across from them. She is one of their loan officers. The office number is 352-259-3249 or 800-477-1086. She gave us the number for Foremost insurance which is based in Michigan. Had no problems getting a policy from them to satisfy CFWM. Can't say what response will be if any claims and really hope it will not be necessary to find out anytime soon. Too much else to occupy my time. Didn't have a lot of time to shop around so went with least amount of hassle for now.
