Default Summer rental question

Hi there

My husband and I are both teachers with one year to go til retirement. We want to rent for the month of July to explore the Villages in hopes of purchasing within the next year.

Question -- Since this time of year is oppressive weather-wise, I'm guessing the demand is not as great since the snowbirds have returned home. Is it wise to wait until closer to July to book? Do homeowners lower prices closer to the date? Right now, the homes we loving are a bit out of our price range....

Summer rental prices go down substantially in May or June. Homes 4 Rent

Summer is warm, but if you avoid the middle of the day, the mornings and evenings are fine. Shrug. You just manage the hottest times. I was out pulling out dying shrubs from our hedge last July in 100 degree weather. I'm fair skinned and still live most of the year 1200 miles north, but this year I'm going to be full time down here. I got a great amount of color, such as I turn a nicer shade of red. I never felt better and adapted pretty quick.

As to renting, you will probably get your best deal early. Some folks like to get it locked in. You may also find some places last minute on the cheap but it's hard to plan a trip like that.

There are investors buying homes to rent out every day, if you wait until May or June to find a July rental you will have no problems at all, there will be more available than you care to read about, there are still lots of rentals available for January this late in the year. If you are coming for a month only I would try one of the management companies as you know what you will be getting and they are there to immediately take care of any problems that might arise. We have spent the last 4 summers down here and 2020 was a bear, the temps are one thing but when you walk into the sun it was almost unbearable, way too hot to use the pools so be prepared.

If you are looking for a house with a pool (which takes the summer heat out of the equation...) booking earlier is better. Our rental house with a pool is already booked for the summer months.

In general, booking sooner will give you more options. I know some folks do lower their prices if they don’t get bookings. These tend to people renting their own home while they are gone for the summer, or folks doing their own property management. We follow the lead of the big rental agencies and set the summer prices low now, and get booked early.

You can simply post of the Facebook group "landlords of The Villages" and just state what you are looking for and when. It's free and you will get lots of replies, the owners will come to you.
