Default Bring lawn up to grade

When I bought my new home I noticed that there was a pretty deep gully between my home and my neighbor. Called warranty but they would not approve to have it fixed. I would like to have the lawn brought up to grade. I know there are many landscape companies out there but I need help finding someone that knows how to bring land and irrigation up to grade...any suggestions...thank you in advance

You may get a big surprise when your neighbor takes exception to the new drainage pattern.

the contour of the yard, including every gully is part of the drainage design...there may even be a French Drain underneath it

mess with it and you might end up having water backing up somewhere on your yard and your neighbors in a heavy downpour...and told to put it back the way it was

There is a reason that they refused to change it. The first two comments tell you why. Best to leave as is.

That swale is there on purpose, to drain away excess water. If you insist on changing it, you run the risk of changing the drainage pattern into your and your neighbor's property. It could be as simple as a mucky mini-swamp, or it could cause settling of the foundation on both houses. Concrete shifting can crack ceramic tiles.

Do not do it, there are drainage paths between the houses for a reason, as noted above if you change this I am sure you will be accepting all of the liability for any damages to your neighbors property, and I doubt your insurance will cover this.

I've noticed the drainage swale south of 44 are definitely more pronounced especially behind courtyard villas. In my opinion unnecessarily deep but unfortunately I would recommend doing nothing and I don't think the ARC would approve the type of change you are suggesting.

If you want to do that, be SURE to get the ARC committee's approval, or it is almost guaranteed you will be paying to have it undone.

There is a swale between my house and my neighbors. Every time it rains hard it fills with water that is directed to the street from the houses behind us.

Agreed with above comments. I have done landscaping for 40+ years. Civil engineering has changed and requires more pronounced drainage, for a reason. Leave that swale as is.

When you say deep, how deep is it? Can you post a photograph? Did warranty say why they would not approve to fix it?
