Default 4127.77 AAA insurance for 1094 sf block Courtyard Villa!!

I have received my insurance premium due from AAA. I have been a customer for over 12 years. Now I find I don’t have an agent but am assigned to Member Service Center.

And a premium of $4,127.77.

Can anyone recommend AAA agent they’re happy with at Spanish Springs office? I need an agent to try and explain this.

Curious what was the premium before? Why stick with AAA? It’s getting so you go with the most cost effective company not because you like an agent or company per se.

Default Leading Cause of Our Market Downturn

Insurance is the leading cause of our housing market downturn and why Florida as a whole lost a half million people in our population last year. Shop around and I’m sure you will find rates much cheaper. Rates will go up yet again this year because of Milton etc. Our insured neighbors are insured by Progressive insurance and say their rates are only 2,200 per year.

We have Progressive and they are dropping us after 13 years with ZERO claims. We have car, home and carts insured. They say our roof is the reason but it’s only 9 years old and roofers have looked at it and said it is good for at least 5 more years!

I have Progressive and a 9-year old roof. They just renewed me with a 5 percent premium increase. By the way, the local "agent" has no way to know why your insurance is being cancelled. That decision is made by the corporate headquarters. The local agent is just a salesperson.

Two homeowners in my neighborhood with Progressive with similar homes. One cancelled and one renewed. One is a full-time resident and one is not. I have Progressive and contacted my agent. I was told that if you are not a full-time resident, Progressive will cancel you. Their concern is added damage and expense can occur if you are not living in the home full-time and able to prevent added claim dollars that could have been prevented. If you have a second home, apparently they will cancel you. Is this the only home you own?

I thought that there was an additional insurance cost for a vacant house. If not, there should be. When your house is vacant, the risk to the insurance company is higher.

Correct, that was 2022 data. However we all know home values haven’t been doing well here. Market analysis reveals the following of the 3 worst sellers markets.

The three surrounding metro pares of the Villages are seeing significant downturns in the housing market and rank first, second and third in potential probabilities in the housing market downturn in Florida.

Ranked number 3: Ocala which has seen an average of 3 price reductions before sale with many cuts exceeding 85k. Also builders in this market have cancelled over 180 million dollars in new construction permits and insurance costs have increased 156% since 2022. All of this has contributed to a 38% increase in rental vacancies.

Ranked number 2: Wesley Chapel 58% of comps are below 2023 prices and the average home is selling for 22% less than it was 18 months ago. Numbers show homes have been sitting on the market 84 days, a change from 18 days just 2 years earlier. These could be tell tale signs that the worst may be to come. Builders are now offering to pay for 2 years worth of amenities, property taxes and insurance fees for incentives. 65 % of sales are falling though because of insurance issues or buyer remorse.

Ranked number 1: Winter Haven with 72% of all its real estate sales selling below asking. The average price cuts are at 82k on average. Some properties are selling 30% below their 2023 taxable valuations. The238% increase in foreclosures for this market are delivering a severe blow to valuations. 28% of those were purchased within just the past 3 years. In addition 45% of investors report negative cash flow in the market.

Home values are not going up under pressures like these.

And you might add what this "largest in history" California wild fires will do to rates, we ALL share in that, not just Fl residents with the hurricane, or the low land floods of Louisiana, or the tornadoes in the midwest ! Disastrous WEATHER is no our friend...LOL !

Completely false. We are not "full timers" and Progressive was going to renew our policy. Our agent specifically asked if we were, and said it wouldn't change our premiums. There was a mandate from the Governor that they couldn't cancel insurance policies after Milton for at least 1 year.

Our Progressive renewal date is 02/27/2025, with a significant increase.
We decided to go elsewhere, since we figured they would just cancel it or jack up our rates even more a year later.

We called our Villages agent and she found us a policy with Cabrillo Costal. Almost identical coverage (we added flood insurance, which we didn't have before, as we aren't on a flood plain, but SHMBO wanted it) , at about the same cost we are currently paying Progressive... (less than 1/2 of the new Progressive proposal).

Sorry, but my statement is completely true. This is what I was told by my Progressive agent. I was not stating an opinion. Ask two different agents and get two different answers. Also, he said that Progressive wanted to decrease their exposure to the Florida market.

The good and the bad.
I had Farmers Insurance for years they were always considered one of the top insurance companies in the country. The bad is after years they are leaving Florida.
The good was I just had some water heater damage repair in mid 2004, and my roof was completely replaced just before Milton came for a visit.

I totally understand why insurance companies are either leaving Florida or increasing in price.
I can't even imagine what the insurance is going to be like in California after this disaster.
If you want to pay low insurance premiums, all I can suggest is live in a cave in the middle of Ohio.
