Homeowner's insurance covers more than just storms. From Farmers Insurance:

Call a broker, stay away from the sales folks with just one option. I have been using the same broker or probably 10 years and switched insurance companies multiple times. My home owners insurance is a bit over $1500 for a 2000 sf designer home.

I live in a 13 year old 1,200 sq ft courtyard villa, and my insurance is around $2400 a year. That’s about double what it was four years ago. Also, if there is roof damage, I don’t get a free replacement courtesy if the insurance agent. What I receive is prorated, which means I would get essentially nothing. I also have a $14,000 deductible for hurricane damage. That mean the company is of the hook for a huge number of claims. But that keeps prices a bit lower. AAA tends to be very expensive.

I’ve read that insurance companies have lost money in Florida in each of the last seven years. They can’t sustain that, as they have to turn a profit or lose their investors, the California fires in 2017 ate up 25 years of profits in that state. The current fires will lead to even bigger rate increases there. Thats how insurance works.

I went with Kin Insurance. About $1200/yr. No local agent.

As someone else said, call a broker.

3 years ago we were recommended by another villager to call HH Insurance in St Pete. They deal with over 40 highly rated insurance carriers and shop for the best deal every year.

They have great customer service and acually answer the phone. Many others did not when we were shopping around. Some didn't even return my call.

We have our home, cars, 2 motorcycles and our golf cart with them. They get you quotes quickly and you don't have to go there. Everything is done thru email.

On our home they gave us 3 detailed options, sort of a good, better, best deal. All 3 were listed side by side so we could compare coverage deatils.

There is an office on Bichara Blvd. I don't know why your premium is so high. I have home, car, golf cart and a liability policy and my premium is not that high. I have found them pleasant and helpful anytime I have called.

I lived in a different state and when my house became vacant (moved into my new house before selling our old house) our premium went up bu 50%, just for a few weeks.
As for home sales here, I would think/know there is still a lottery for all new homes/lots for sale. Dozens and many dozens of people try to buy the same property. My friends lost out on 1/2 dozen of bids to buy. If we were hurting for sales, you would be think the lottery would be the 1st to go

Vacant homes cost more to insure because they are a greater risk to insure than occupied homes. Unoccupied and vacant homes often pose a greater risk of damage, and most home insurance policies will deny claims if your home is left vacant for more than 30 days. Vacant home insurance is designed specifically for a home that will be empty for an extended period, and it costs 50% - 60% more than a standard insurance policy for an occupied home

AAA is not an insurance company. They are a broker for several companies.
Deal direct with insurance companies. I have Kin = 2,200.

Big difference between vacant and unoccupied in eyes of insurance companies. Generally being unoccupied is not an issue for rating. Unoccupied is temporary, vacant is truly vacant….empty house.

Actually, the Auto Club Insurance Company of Florida (AAA) is a company. AARP only acts as an agent. In Florida and a limited other states ACIC writes homeowners and auto.

You are correct that there is a difference between vacant and unoccupied. But, in either case, some insurance companies will charge an extra premium or even cancel a policy for a vacant or an unoccupied house.
