Smile Happy Day, We sold our house Villages, Here we come!

Well, our first step to getting to The Villages has been accomplished in 9 days on the market. We are leaving St Louis winters behind. We will be coming down this week to find our home in The Villages. We took a Lifestyle visit in June and fell in love , knew we had to move down for good.

If anyone has any tips on finding the right home we are open.

Congratulations, Wynn...how wonderful you sold your house in such a short time. You will not be sorry, this is the greatest place on earth. Will you be down this week in time to come to Friday's lunch at Crispers?? There you will meet sooo many people who can give you lots of FREE advice on how to find your dream home.

We too had our house on the market for only nine days before multiple offers. We close this Thursday.

We took the advice of Bill of Bill'n Brillo on this site and "priced it as low as we could stomach".

Also depersonalized, decluttered, de-wall papered and painted every room a neutral.

Why do you think you sold so quickly, Winn?

I am very happy for you and look forward to sharing the joy of living year 'round in lower Paradise!

Wynn,

Congratulations and welcome to TOTV! Here are some tips on finding the right home:

New Only
If you're considering only new, you can choice among a few Villages in the southwest section of Lake Sumter area, or within two sections in the new Sanibel Village south of 466a in the new Brownwood area.

You could choice a pre-built or find a lot and build. Be sure your lot will accommodate the model you want, along with any current or future planned expansions.

Resale Only
Use both a Villages sales agent and MLS Realtor as they do not share listings. Get a Buyer's Agent agreement with your MLS Realtor so he/she can represent only your interests in the transaction.

Many options are available throughout TV. Consider what you would like to live near (grocery shopping, any particular golf courses, a town square, etc); the model home(s) that interest you and upgrades you want that might already installed.

New and Resale
Remember to add the bond, if any, in considering total cost of the home. Likewise, if you are considering upgrades or a premium lot, add those to the total cost if they are not already included with a resale you are considering.

Consider the orientation of the lanai. Many prefer east-facing to avoid afternoon sun. Others prefer afternoon sun. Also consider if it's a kissing lanai (i.e., faces another lanai), street facing or private (i.e., wooded or landscaping privacy behind it.)

Consider Springdale Village. It has a fitness trail and us for neighbors (tee hee). Speaking of Springdale Village, here's a link to a very helpful post for all newcomers from another Springdalian.

Congratulations, Wynn. If you continue to post here and read the many posts, it will give you a good indication of the kind of people that are at TV. We also sold this spring and will move in Oct - building in Sanibel. We know we have made the right choice and am sure you will too!

Thanks, everyone for the "welcomes". Sorry we missed the lunch at Crispers....we were looking at home after home after home. But, we finally found what we were looking for in Hemingway.
We now are back in Missouri packing and readying for our adventure of moving to The Villages with our small dog and cat in the car with us, (shudder!!!).
I'll be glad when this parts over and we're settled in.
