We are closing in a few days on a pre-built home in Sanibel (Unit 175), and we were wondering what are the first things most homeowners get done after you get the keys?

We have chosen to get the Garage floor epoxied, and attic stairs installed on the second day after closing. The whole process takes 3 days and 2 days of rest before we should put anything on it. Next, we have scheduled the delivery of a Washer/Dryer, and have made arrangements to have the Moving Van deliver our furnishings.

The blinds and shades have been ordered, but they take a couple of weeks, (they will provide paper shades in the interim).

The new Living Room furniture, and Dining room set was also ordered, and they take about 8 weeks. Showcase Direct will be providing a loaner Sofa until our set arrives, and will have it in-place the day before closing.

Now we think we need to get someone for the lawn, landscape, and pest control. Any thoughts on this would be appreciated. We are northerners, and do not know much about the types of grass, bushes, trees, or the pests that thrive down here.

We are still waiting to hear from Comcast, since they need to do a "site survey" before we can even order their service.

What else am I missing?

We closed on July 5th and on July 6th, before Mayflower arrived, we had Investment Painters paint the entire inside of our house. He had a crew of four and knocked out our CYV in eight hours. I've painted all my houses before myself and these guys did a great job. They are advertisers on this site and after reading many great reviews I called them when I was still up north and had them ready to go.

Investment charges about $100 per SF, which includes the paint from Sherwin Williams, so if your home is 1600 SF that's $1600. From having white walls and white volume ceilings we selected a light blue called Aqua Breeze and all of the details really pop, many surfaces you didn't even notice before.

The other items mentioned were next on the list, attic steps in the garage and plywood flooring. Also we had all of the shelving in the master closet raised and another row of shelving placed directly below. For $150 including materials we doubled the size of our closet in two hours time. We choose Tim 'The Toolman' Miller who also was highly recommended by many on this site. He did many other small jobs around our place.

Thanks John... You reminded me of the shelves, but did not know Tim did those also. He is doing our garage floor, and attic stairs before we move in. We'll have to talk to him about the shelves.

I would go with Dish Network or Direct TV.

1-800 pest control has a program that if you go with their house, yard, bushes, insect, weed control and fertilizer program, your annual termite protection and re-application is free for life. We have that are very happy with the service. I tried to do it for about 4 months and almost ruined our yard and landscape. I have a corner lot and the price is 50 dollars a month.

One of the things we had done at our other house was pull out shelves in the kitchen. You get to use the entire shelf in the pantry and not just the front part. That is a high priority on our new home.

Also, I hate, hate, hate to have a lamp plugged into a receptical in order to have light in the bedrooms and living room. One of my priorities is putting lights on the ceiling fans.

It should of read $100 for every 100 SF, hence $1600 for 1600 SF. He didn't say a $1 a foot because in our case he rounded down 57' to the nearest hundred plus his job includes the materials, our house took 5 gallons of paint. I was just trying to give you a ball park figure because I knew someone would ask how much do they charge?

I would order signs to hang by your light post--your names and number. I thought I had name of the one who did ours but seems to have lost it. They are there during market time in both squares. You would want your neighbors to know your names fast. As to whether you want last names on the sign, there are debates.
