Default Voiding my 1-Year Warranty?

We just built in St. James and are coming down next week to see the house. I would really like to get some things done, but it seems like I have read cautions on TOTV to be careful with what you do the first year to keep from voiding your 1-year warranty.

I've looked over the reams of paperwork we got, but I'm still not sure what we can and can't do.

Does anybody know who to ask specifics to get reliable info?

I'm thinking about adding stuff like lights to the ceiling fans, attic stairs, and maybe an upgraded thermostat.

I doubt if any of the above mentioned improvements would void any warranty (maybe adding light fixtures might unbalance the fan). What I have heard is "If you seal the grout in the tile, you will vois warrenty. I installed atic stairs as soon as I was there. I also added solar tubes and solar fans.

Lights do not unbalance the fans. I agree that none of the items should void your warranty. I'm not sure about the thermostat though. If you're going to do it yourself, it might not be covered.

I believe that voiding the waranty you are referring to is just for that specific area. That is if you seal your grout, everything else is still warrantied, so if you replace the thermostat it should not conflict with anything else.

Call the warranty department to make sure.

Thanks folks.

I followed Getdul981's excellent advice and just called the main number at The Villages. They connected me with the warranty dept - didn't realize it was that easy to get to a human with the answers -

Talked to Karen - she was very helpful - said yes, grout sealing could be a problem - It just sounds like if you do it up front and then they have to come in and re-do the grout for any reason, they won't guarantee that the grout color will match - sounds reasonable...

I asked specifically about the Ceiling Fans and Attic stairs - she said just make sure the ceiling fans don't wobble before i get the kits installed, cause they will fix the wobble before the kits, but not after (sounds fair) and she said the attic stairs are no problem -

I love this forum!!
