Default We are Coming

Hello,

We just signed on the dotted line and provided lots of money to The Villages! Construction will begin soon in the St. James neighborhood.

We plan to move in as permanent residents in June 2012.

We are working with The Villages Sales Staff to assist us in selling our home in Franklin, Wisconsin. Anyone want to buy a house in Wisconsin .... comes with snow?

Any words of wisdom?

Congrats on the purchase of your new home. Quirky3 post is spot on.

Another way to get it done ASAP is to "price it as low as you can stomach".
It seems like price is the great motivating factor for buyer's as we all know it is a buyer's market. Hopefully, it will be sold quickly.

We baked chocolate chip cookies before every showing and left them out with a note to help yourself. It worked for us. It gives the house a wonderful aroma and makes it homey.

Where in St. James? Ours is nearing completion on Hopespring Loop now.

Yes, price as low as you can stand, but be prepared to have your feelings hurt because, no matter how low you price it, the potential buyer will surely offer you less. If you think you can do it, price it with a little wiggle room. That way the buyer will feel like he has got a deal and if they don't offer you less, you come out to the good.

Also where in St. James? We are on Yankee Clipper Run.

When all else failed we used the Villages relocation service.

And while some may argue we sold for much less it was out of our own doing.

We believe they talked some sense into us and we moved our home here in NY after four years of not one offer.

Some are very lucky and have homes in location location location that move.

Others like us had a beautiful home that 7 years ago was a very good location out side the Village. Then the economy tanked and Gas went over $3.70 a gallon.

Nice homes with Senic views and Large lawns crashed and homes close to town and the schools sell.

Hope this helps any others trying to sell.

Now is the tough part. Waiting for your house to sell. Everyone has given you excellent advice. Another bit of advice, if there is anything, ANYTHING, no matter how small, that needs fixed, even if it is a crack...get it fixed. This is one tough market and some people think that buyers will offer lower if there is wallpaper unremoved or not neutral colors. Not so.

So best of luck to you and we will be waiting here with open arms.

Hi, we are closing on our new home in TV on December 28th, and can't wait! Good luck with selling your home. I hope you have the same luck we did. I agree with everyone's comments. De-clutter, price your home reasonably and bake cookies.

As for de-cluttering, do your homework. Watch HGTV-- Designed to sell and Get it Sold will give you an idea of what you need to do. Invite a friend with good taste who will be honest with you and ask their opinion.

As for pricing, we interviewed three realtors-- two of the realtors recommended listing at the same price. The third realtor was about $50,000 less than the others, and she was the one who's sign we always saw in our neighborhood. We were confused and afraid of pricing our home too high, so we decided to spend $300 and hire a professional appraiser. The appraisal came in about midway between the low and the high, so we added about $20,000 to the appraisal price, and guess what? We sold our home in less than 24 hours for the asking price, and had a very good back up bid.

Of course the house we sold was in Miami, Florida. No snow, just humidity.

We made the huge step to sign, with a settlement date in February. Our home has been on the market for 6 months and no luck. We have recently changed realtors, and found one that has a high energy level and is well connected. Things seem to be moving fast now. With any luck, we'll have our house sold before we move in TV. We've decluttered and repriced. I have to try the cookies!
Has anyone been through settlement without actually attending? Did it go smoothly once you made it to TV?

Hello,

Thank you all for the info.

We are building a house on the 7th green on Yankee Chipper Run ... watch for construction starting soon. It's a Hybrid Aspen.

We are working with the Villages relocation group; so far they have been very helpful.
