Does anyone have the name of a good home inspector. We are coming up on 1 year and would like to get an inspection before the year warranty runs out. Any suggestions?

My name is Frank D'Angelo, owner and operator of D'Angelo Inspections. I am a licensed Home Inspector and also an ASHI Home Inspector. I am in The Villages almost every day doing both "Perspective Buyer" Home Inspections and "One Year Warranty" Home Inspections. I am also a longtime contributor here on TOTV, posting as "faithfulFrank" and more recently as an Ad Sponsor under "D'Angelo Inspections" My one year Warranty Inspections usually take a bit longer to do simply because I inspect everything I would normally inspect during a "buyer" inspection, then also check for additional cosmetic blemishes, etc not normally under the scope of practice of a regular inspection. I walk the roof when possible, crawl around the attic, check all major systems and components of the home including A/C, Electrical panels, Appliances, plumbing, Exterior, Garage, Bathrooms and Kitchens, etc, etc. I also check the sprinkler system zones, Cabinetry, etc. In addition I inspect and include in my report any issues or concerns you may have found during the past year you have been living in your new home. My normal Inspection takes about 3-4 hours, then an additional 1-2 hours in my office compiling the report. I take plenty of pictures and include many of them in a easy to read and understand professional report. I then forward the report to both yourself and The Villages Warranty Dept so you do not have to do anything but answer the phone when they call to schedule times to fix any issues found. You are welcome to be involved in the process and ask any questions you may have. The time I am at your home is yours. I, unlike other Inspectors schedule only one Inspection per day, so I am there concentrating on YOUR home, not getting to the next one. My prices are based on the size of the home, weather there is a crawlspace, etc. etc. I am not the cheapest or the most expensive, but personally feel that I offer the best value for the quality of the report and the time I am at your home. I understand that this is the last chance you have to find issues while they are still under warranty, and I take that seriously. I had Pat inspect my patio villa. He found a few deficiencies. Most important, I thought, were some of the nails on the roof were installed improperly. Now I am in the process of selling my home, three months later. The inspector the buyers hired has found additional deficiencies, two of which are warranty related that were not found by Pat initially. I am calling The Villages warranty department in the morning and address these problems with them and hopefully they will do the repairs. My opinion is Pat should have found these problems and he did not. Take it from there and use your discretion when hiring an inspector. Your home is probably your biggest investment. Be very careful.

We also used Pat. He did a comprehensive inspection, noting everything from the minor items I could have fixed myself to one major glitch regarding the ridge vent on our garage that I would never have noticed or probably ever known about. His report was timely and reasonably priced. As I recall, he even delivered it directly to The Villages warranty office and the corrective repairs began almost immediately, without me so much as even making a phone call.
