I would suspect that even after buildout is complete, TV management has to big an investment and interest to not keep everything moving along just as it is. They will still own all the commercial real estate in the many shopping centers and town squares. They will still retain a very lucretive real estate sales business with the pre owned market. They are currently selling about 150 homes a month in just pre owned. That will move even higher when build out is complete. So they have a huge investment and a fairly large cash flow that will need to be managed. Letting the place fall apart or prices rising to high would seriously impact that investment. They have to good a business acumen to let that happen.

I know that the CDD does NOT own the country clubs. However, the personnel who maintain and run them are from the same company that run the executive golf courses. I suppose it is one of those areas where the developer (assuming he still owns the country clubs) contracts with the CDD to operate both the CC courses as well as the executive courses that he still owns. The CDD in turn has contracted with a golf management company to run all of the courses, including those which the CDD owns. This results in a seemless operation.
As far as the Savannah Center, I believe this is owned by the CDD and then the developer's entertainment division contracts for the use of it to put on the shows that it controls. One other entity/amenity that I failed to mention above is the Lifelong Learning College. This is also NOT owned by the CDD, but rather the developer. Hence, it too could be impacted by any future decision by the developer to modify its offerings - similar to the entertainment. |
