Default 3 bedroom house

We have a patio villa in Pinellas and NEED a 3 bedroom. Every time I see something listed it is already gone. If you are thinking of selling in the future, please let me know. Would love the Pinellas, Collier or Gilchrist area, and unfortunately, only in the low 400's, so without a commission would be great. We'll do work on the house, so don't fuss.

The Villages may be the only place in the country where pre-owned homes are selling for much more than new ones. I watch the real estate market in The Villages closely and this will change in the future. Interest rates are climbing and “time” will make the area south of 44 more attractive to buyers. My guess - summer of 2023. OP, if you are handy property north of 466 is cheaper but the area you prefer not so much. Meanwhile prices are inflated. Good luck as there could be a “stray gem” out there.

Contact a village realtor I recommend Beth Pope 352-552-1511 She knows what is coming on line before you will know. Excellent and will find you what you want. The commission will be worth what you are looking for

I received a flyer in the mail yesterday from TV showing the figures for the first quarter in sales and pending sales. 1,076 new homes sold in 90 days, that is amazing, the average time on the market for a new home was 8 days. Now I'm going from memory on the re-sales for the same period, I believe it was 880 sold at an average of 19 days. Add that to however many were sold by all of the MLS companies combined and there seems to be no end to this. When we bought our home in 2017 we decided to come down in May as the prices should drop due to less demand during the summer. Found out that wasn't true, I found the figures for the prior year of 2016, there were more homes sold in both May and July than any other month that year. People can say and forecasts whatever they want about interest rates, the economy, inflation, etc., etc, but there are a ton of people that really don't care what is happening in the world today, buyers with guaranteed pensions, investors looking for a better place to drop their dollars, those who know their homes up north will sell quickly also, they just keep coming. Another thought is that TV and other investors are building thousands of family units both to rent and to sell to get more workers here to fill the jobs that are being created, they would not continue doing this if they feared the near future.

OP, I live in that area also, 6 or 7 homes have sold in the area, and the lowest price I heard of was over 500K the highest around 1.2Million, a 2 bedroom turnkey just went for around 550k. Almost all of these went BEFORE they were advertised, most for cash, and most in 1 to 2 days. My point is you may be low on the amount you are willing to pay. As noted above you can check with a villages and MLS realtors to see what the market is currently.

Realters and sellers love cash buyers, no waiting for VA Loans and standard mortage approvals.

For me, I always insist on North facing house, with lots of windows in back to the south.
Many houses have east/west facing homes and are so dark they install light tubes in the ceiling.

You may want to check out a 3 bedroom courtyard villa in one of the new areas, that would be in your price range most of the time.

An excellent TV salesperson - Ann Duke, 352-661-8324. She's honest, straight talking, caring & knows the right people for the loan process, etc. We used her for our first (and only) purchase in TV and have no regrets!
