Default 7-day inspection on new house.

So getting ready to close on a new built house, plan on painting all the walls in the first few days. Will this void any wall repairs at my 7-day inspection?

If you choose to change anything interior or exterior prior to your 7 day or sometimes 1 year warranty, it will not be repaired.

We have always chosen never to make any changes to any of our 4 new homes in TV. In the end saved us $$ when issues happened prior to one year warranty.

Your agent can explain the ramifications. Choose wisely

This is not a 7 day inspection period. This is something the Villages cooked up in their contract that says you have 7 days to report cosmetic issues.

When I bought my house, there was no "written" 7-day inspection period. It was very subjective as to what they would or would not repair. Also, there is no 7-day time period specified in the warranty document.

If you are only talking about minor blemishes on the interior walls, don't worry about it. Any reputable painter will take care of those as part of the job. If the painter you intend to use tells you he won't do that, find another painter.

In the last few years (last build for us 2023) paperwork is given at pre close walk with builder. You have 7 days to report certain issues.

One of several issues needs to be reported within the 7 day is imperfections in windows.
All of our sliders had extensive scratches. Also bubbles in the shower glass.
Pointed out to the builder we took pictures and sent to warranty 5 minutes after closing.

If you wait the windows will not be repaired or replaced. We got that heads up from 5 friends who purchased in St Catherine. Reason for no repair or replace, owner or cleaning company could have used an abrasive multi scratching the windows.

In one case warranty stated his wife’s diamond wedding ring caused the deep scratches in their windows while cleaning.

So yes Now there’s a 7 day punch list to report to warranty, can’t make this stuff up.

Thanks, The good thing is I'll be doing the painting, was in the business for 45 years. The only real problem is one wall has a huge bump in it like the crown of the 2x4 was put in backwards and if I paint over it they might say that's not our problem now. I can fix it myself but would rather have them do it.

One thing that I always do when inspecting a new or pre-owned house is to shine a flashlight parallel to all long walls. It will reveal most large defects in drywall construction. A flashlight will also reveal many other defects in a house, including ceiling stains caused by a roof leak, defects in countertops, flooring, etc. A good flashlight is essential to any house inspection.
