Default Adding a new 2 car garage ( next to & set back several ft from our existing 2 car gar

We do not have a Golf cart garage. For those of you that have added a garage to your home, what are some things that you’re glad you did and what are some things that you wish you would’ve done! We need a lot more room for all our cars, Golf Carts, storage, workbench area, sink, etc.

The first thing to find out is if the ARC will even allow this.

Well, just from a 2 car garage wish list stand point, and not knowing you intended usage, this would be my wants:

1. insulated attic and insulated garage doors with windows to let in more light

2. mini split A/C

3. Plenty of lighting

4. At least 26 ft. deep, at least 24 ft wide, at least 10 ft ceiling height

5. Quality epoxy floor

6. Attic stair, no pull down ladder, large attic space with enough headroom to stand up

7. Duplex outlets every 6 feet along the walls

8. At least one 240v 30 amp outlet strategically located where a large compressor might be located

9. Dedicated circuit for a refrigerator

10. Consideration for cable TV hookup for wall mounted TV. Gotta have a sound bar somewhere.

11. Man door

12. Toilet and sink

13. Screen door between garage and house

14. Chamberlin garage door opener with battery backup

15. Slatwall system for storage options

16. High quality storage cabinet system, open shelves are a no go.

17. A few man cave bling items, porcelain signs, neon signs, etc.

18. If there is room a couple of chairs for you and a couple of neighbors to catch the game.

19. At least a 2 ft x 5 ft heavy duty work bench with 1/4" steel plate top. A good quality Wilton vice mounted on it

Of course, it all depends on what is allowed by the powers that be. Also, you don't want to upset the neighbors.

Lighting, I find that the golf cart roof blocks the light from the developer installed lighting.

Wow great list. Can anyone give an educated guess as to how much this list would cost and what the home tax increase would be ?
