Default Tax rates

The millage rate in Sumter County is 11.5.
Pine Ridge and Pine Hills in Lake County millage rate 17.8.

I just found out that parts of Sumter, Alden Bungalows & Fenney area have an extra 4 millage rate that is for the City of Wildwood.
That makes their millage rate is 15.5.

Just something to consider when buying a home.

I was surprised by the extra 4 millage going to Wildwood.

This info should be placed into every Villages information packet for lifestyle people. How many lifestylers know that TV encompasses 3 counties and 3 cities. And if they did would they make the link that the tax rates would be of such disparity. An educated buyer will be a much happier owner if given the opportunity to this information WITHOUT needing to ask.
A 65% difference is in no way
insignificant, especially for retired people.

Oh please! The developer isnt interested in anything besides parting you from your cash. They will disclose only what is legally necesssary.

Real property tax rate as a percentage of assessed valuation. Just move the decimal a couple of spaces.

When our oldest looked in pine hills and fenney our rep told him the percentage and who you would be paying taxes too. Later at an open house with a random rep he asked about the taxes and was told there were the same everywhere in TV.

You are right, but it does happen, some reps will tell you what they think you want to hear. He pushed back with all the numbers he had calculated for pine hills and ridge.
Rep told him the taxes were only $1400 for this 3000sf house with large birdcage and a pool. He smiles with that Ivy League education I helped pay for,and reminded her those taxes were on empty lot with just dirt. No reaction, no apology. Sometimes you get a person that is not forthcoming with all the truth.

I asked what the taxes were going to be here in Fenney and received a truthful answer, about $400.00 per year per $100,000 in valuation for Wildwod. The new homes down here, comparing apples with apples, were priced so much lower than re-sales further north that it made the pill easier to swallow. I'm not sure but I think somewhere in a Marion county Village the taxes are even higher.

That is about 1/3 the actual rate. Who actually told you that?

I am within Wildwood and my milage is 11.5251. I am not sure I understand.

That’s the Sumter rate only. That’s what I pay 11.5, you can’t be within the city taxing limit.
I just hope that vintageogauge doesn’t think his tax rate will be 4.0 total.
