Default Annual Maintenance Assessment

First off thanks to all of you who have posted lots of good information for us soon to be Villagers.

One thing I have not been able to find information on is what the current Annual Maintenance Assessments are (NOT the annual amenity fee). I understand it is collected in your property tax and than passed back to the District.

If you know the amount of your latest Annual Maintenance Assessment please post it here along with your Village name or PM me if you prefer.

It depends on the CDD you live in. I live in CDD4 (Marion County) and my maintenance assessment for 2008 was $454. For 2009 it is projected to be $454.

Our district 7 proposed maintenance fee (Hemingway) is $461.20.

mine is $324.51 - but it's a courtyard villa - maybe that makes a difference? I'm in District 6. This is onthe latest notice of proposed assessments we received a few weeks ago

I don't live there yet. I thought that this was covered by the bond?

Anyone know what the fee is in Virginia trace? Anyone live in that area I'm looking in that location for a home.

The bond pays for the infrastructure (roads, cart paths, etc). That is a one time charge.

The annual maintenance charge on your taxes pays for the annual upkeep. Your CDD determines the costs for the yearly maintenance - mowing, flowers, general upkeep - and it gets broken down by your property somehow.

Here is an explanation of fees I received from Cindy Wise a Realtor and homeowner in TV.

As a home owner in the Villages, there are basically three fees:

Amenity Fee- This is the $135.00 per month fee which pays for the recreational activities in The Villages.

Bond- This is the amount the developer spent to put in the infrastructure of each Village. That amount is then divided among the number of homes within that particular Village. Bond amounts vary in amount, and on pre-owned homes, may even be payed in full.

Maintenance Assessment- Every home in the Villages has a Maintenance Assessment. It is a once per year fee that is paid when the property taxes are paid. It is in addition to the property taxes. This assessment is used by The Villages to care for the common areas of the particular Village where the home is located. Maintenance Assessments vary in amount from around $300 per year up to $1100 per year, depending on the Village.

The annual maintenance assessment varies with each unit. Contact the CDD office for the annual maintenance assessment for your unit.

Just a note... the amenity fees also vary depending on which village you live in.
