Just a tad more than "half", don't you think?

That was probably true say 10 years ago when the area around Lake Sumter Landing and down to Brownwood was new. So now, I would expect that area to have many in their 70's. And by extension, I would expect a lot more of those north of 466 are in their late 70's and 80's,. I know that in all areas there are a mix of ages due to resales, but I suspect that this logic would explain the average age being 71.5. But this is all a guess.
What I forgot to include in my speculation, and others have pointed out, is that as those owners in the older sections have aged their houses are becoming available as resales due to original owners passing away or going into senior housing. So I agree, as I've seen in my neighborhood north of 466, the older neighborhoods are definitely getting a second growth of residents. On our street, we were one of the first of the second owners, and now quite a few of the homes have been resold and the new buyers are recently retired.

But the years have passed and I am now going on 76 years old.
So what is the average age for a new villager to buy a home and come down now?
Thanks! MarvinH
According to the Official Villages 2021-2022 Newcomers Guide, the median age of a Villager is 67.4. (Page 60)

Default 80 and 73

We just moved here a few weeks ago.
Never thought we would move from our beautiful home in Pine Ridge Beverly Hills, but it was too comfortable there and all we did was go in the pool, have cocktails, dinner, and TV. So we moved here for the opportunity to do more things and meet people. So far we haven’t had time to do anything except unpacking and setting up the new house in Citrus Grove.
But we will be out there soon.

My wife and I moved in to Citrus Grove in August, both 51 and retired.

My wife and I are closing on our home in 11 days, Village of Amelia. We started with a lifestyle visit several years ago and returned two more times to make sure this was where we wanted to live in retirement. A career change necessitated a relocation to the southeast, so our plans were moved up by a few years. I will be continuing to work while my wife takes golf lessons and enjoys her retirement. I am turning 60 and my wife is 64.

Say what you want....that is some very good data mining!

EX: the Historic side of TV is the original section and tends to have people that have been here for year - I know there are exceptions to that - but that is the general consensus.
The people who started out in the Villages in the "historic" section are long gone. Remember it was a 55+ community in the 1970's. This is the 2020's, so people who were 55 and moving in, would be well over 100 now. THOSE homes became occupied 20 or 30 years after they moved in, by younger folks. And THOSE folks would have been living here for 20-30 years now. Many of THOSE folks have upgraded, passed on, or gone to rest homes, while many still live here.

But the homes that were occupied by that middle generation that no longer live there, are now occupied by mostly younger folks - with younger being that 50-65 year old crowd. A scattering of older people, but many younger folks. I'm not even the baby of the neighborhood anymore, there are a couple of people who've moved in who are under 60 now. And that's just in the last 2 years.

I started out at the northern tip of villages at 60 in Springdale as one of youngest , moved as the villages moved until I landed in Fenny at 80 and one of the oldest and now back in the middle at almost 83 , probably still on the oldest category , it’s been a fun ride and probably have a seventh house in my future before I’m through

Would you mind elaborating on that? As someone who is researching moving there I’d like your insight. Thank you!

Some folks move here and want every thing new. They spend the max of their budget on the new home. Others sell the big home then, with all the proceeds, find they prefer to find an older, more established area where the properties may be significantly less with lots of upgrades already in, or just waiting for you to make to your taste. These folks often have more, significantly more, to spend on their lifestyle activities.
Different strokes for different folks.
Hope this makes sense.

"Some folks"...

Stop making me defend OBB!

I've found (in my short time in TV) that there is a very wide distribution of housing prices and retirement/disposable income. There is no "one size fit's all"...

I don’t think hardly anybody is maxing out there income whether 55 or 85, if they are they should sign up for financial help classes , Pats win 24/6 I can go out , ride my bike and watch delayed packers / chiefs and tonight titans / Rams I love football
