Default No more Home Discounts

Noticed that the developers have removed the home discounts and have not lowered the original prices as well.

With the discounts gone this may be good for resale homes sales.

Wont be long before the pre-owned homes are adjusted upward by 4% too

I agree Redwitch! The Villages has been selling homes for a long long time, and selling more homes than any other builder. They have the system down pat. Sales are cyclical and you have hot months and slow sales months. Discounts come when there is an excess of new stock in the inventory and go away when they feel comfortable that inventory is at a manageable level.

You can still receive discounts on new houses purchased in The Village of Lake Deaton. There is one with a $50,000 discount as of today. It has privacy in back with a large swimming pool. I dream about it daily. My wife doesn’t like me looking as we own a nice new home down the road that we haven’t spent that much time in.

Don't be surprised when they come out with another incentive---maybe even a new golf cart with the purchase of a new home. Many resales are already priced too high and are not selling.

Thanks goodness!! I hate looking at homes comparable to our 1 yr old home which are costing much less due to the discounts.

I have to remind myself that we were able to "design" our home and did a lot of upgrades, stretches, custom options that are not available in the inventory homes. But those sales at lower prices affect all of our equity. I'm glad the discounts are gone for the time being.

Well as a retired builder i have many times question the Morse's action's.
Then i have to put myself in check folks.
Look what this family has created, WOW i feel like a very small businessman next to them.
Marketing is supply and demand and when you have inventory you have to reduce your overhead and profits.
If not property tax and utility's will eat your profit anyways.
Bravo to the Villages and Morse's and the risk they take over the years, it is not easy doing market analysis in today's economy.

I went on my LPP at the end of April because of my work schedule, but was told that if I could come after May 1 it would cost less per day. Unfortunately I wasn't able to do that, but the LPP visit was amazing. Can't wait until I can move to TV!!
