You are lucky to have purchased a home in TV. Talked to a salesperson today and they currently have only 7 new homes to sell and only 10 preowned. I asked about getting a lot and building on it, but there are currently NO lots available.

Default Spa problems

I am on my second spa. I never use the pool, but I am in the spa every night before bed.

Some things go wrong with the spa all about the same time. Motor, heater, and structure. I replace the motor and heater on my first spa but the structure killed it. Some have wood structures inside. Moisture and heat caused the wood to rot.

If you want a new spa, get your order in right away. The pandemic caused a run on spas. You will be buying one for about Christmas.

Default Pool & spa repair

Had T&D but service slipped over the years. Now use Orca. Over time most of the T&D customers in the neighborhood have changed to Orca. They clean the filter every time. Not once a month.

Why would you buy without having an inspector check things out especially the spa.

Spa Kingdom on South 441 is outstanding - we bought a spa 4 years ago and had one issue in 4 years, the service person came out the same day we called and fixed. No high pressure sales, just "tell them what you want", and no "hassle with service issues". I did hear (on the internet - it must be true) that some parts (particularly heating units and main boards) are difficult to obtain right now due to logistics backups. Good luck - we love our Spa Kingdom Spa!

I wouldn’t even consider using anyone other than T&D. You may have to wait a bit because of their backlog. Just do it!

I bought a pre-owned spa from another Villager 12 years ago for $500 that is used every day and continues to run well. About five years ago it had a problem with a heater control, and with the manufacturer out of business and parts unavailable, the technician from Spa Kingdom found a way to rig it using one side of the heating (110 instead of 220). It just takes longer to heat, but if not for Spa Kingdom, it would be trash. Highly recommend Spa Kingdom!

Two Things I have discovered are money pits, actually 3. Pools, hot tubs, and boats. Unless you got money to burn need to educate yourself on minor repairs and maintenance on these money pits.
