When the Developer "slows" his marketing program there won't be as many people visiting TV. Most Newbees come to TV looking for a new house. This will significantly impact your customer base. In other 55 adult communities in Florida, my casual observation is that prices have trended lower not higher after build-out. That said, There is no place like TV so it could be different here.

None of us has a crystal ball as to what the future will bring in resales. Time will tell. For those currently living in paradise, it won't affect us one way or another.

I think there is a large % of retirees who only want new construction - their dream house for their final home. Never mind that a lot of us are not satisfied even then, thus the "average villager moves 3 times." Plus, they either don't care or don't realize that their needs might change again in a few years.

I have a feeling that if the Villages ever really does achieve build-out that current Villagers won't be trading up or down quite so much.
