Can you use your own contractor to build a home within the Villages?

Maybe if you buy one of the lots in the older section where they have removed mobile homes. But certainly nowhere else.

I can't imagine how crazy it would be if there were a bunch of different builders working on empty lots, selling 7 homes a day requires a coordinated effort between the several builders that they already have and the developer and I doubt there are any builders out there that can complete a home as fast as TV does.

Not sure but I recommend that you check with ARC & the CDD! I don't think basements are allowed

mention basements/cellars. I don't think tennis courts are allowed either...

The short answer is no. The long answer is not a chance. Also, The "builder" that the villages refers to is actually a building superintendent that only administers sub-contracts.

Like it was mentioned above, you can use your own contractor in the historic section where you get rid of old manufactured home and rebuild. Some take SOOOOOO long, while others are super efficient. I would definitely do due diligence with picking one.

I would say NO you can’t use your contractor. Because TV contractors have specific building codes that have to be followed, & certain home designs that have to be used. TV are in it for the money & to have another builder build your home & walk away with the profits would really hurt TV profits. Just ask a realtor if they would take an offer on a house, they would have kitten to think you took some of their profits! So just being a resident their once I’m saying NO!

I don't think so...maybe if you purchase "land" in the historic side which had the original mobile homes you can use your own builder but everything else is DEVELOPER built. You can make modifications to the models.

As stated previously, the answer on new lots is NO.

When you pick a specific lot, you sign a purchase agreement with TV that basically is a reservation for that specific lot. You have to acknowledge that you can not take possession of the lot until closing of the property including the finished house. You never have legal standing to do anything on that lot much less contract to an outside builder.

A few details of the overall process follow for background purposes. The details are based on building a house 5 years ago, so the numbers may have changed.

1. For the lot purchase agreement, the Buyer pays a small "reservation" payment (7500$ in my case). The Buyer then has a specified time to commit to a specific house design and features to build on that lot. The agreement spells out the lot premium.

2. The actual house design, selections, extras, etc. are defined during the TV design process not by the ARC. When complete the Buyer agrees to a specific purchase price and detailed features and these form the basics for the separate purchase agreement for the home and improvements. A down payment of something like 20% is paid by the Buyer. Closing dates etc. are specified.

When a home burned down after being hit by lightening approximately 15 years ago in Calumet Grove the owner was able to have a private contractor rebuild but the rebuild was the same design that was bought from the developer several years earlier.

We used The Villages contractor for our home in the historic area. They were done in 3 months, including permits. I've seen outside contractors take 6 months or more.
