Do not buy the smart technology, total rip off, not needed

the upgrade AC compressor has little chance of ROI at $3,000

Best buy are stretches at about 50-60sq ft

the other is larger hot water tank $15

10' tall ceiling in lanai
24' wide span opening in lanai
3/4 lanai floor level with LR no cost option
10' tall sliders
Pano lanai screen no bars wide open view
front sidewalk/driveway eased (rounded corners) no cost
They will do attic stairs (I missed that option) but when you first move in it helps

get 6" deep fridge wall ( it will then protrude less)

Let them upgrade the landscaping anyway you want you will save thousands
and it's done before you move in.

I spent 9 days in design trying to get right

Reg vinyl floors no cost, do what you want later.
Tile 27,000 vinyl plank 18, 000 after market 75% less

Nova Filter system great option (I'm bias)

I had switch/outlet in Kit island and linked it a second one in the main base cabinets wired in led tow kicks so all go on together very simple install from Brite lits about $200

another outlet & switch in the tray ceilings for more leds

wiring for home theater projector and screen

I made a new electrical plan for most of the house cost was minimal

visited every custom new build I could find to get ideas.

remember if you forget something a change order after U sign off is $500

Don't get the water filter plumbing option it's really not right, Nova don't need it save $$

Things may have changed, but when we bought our first home, they were ready to install the carpet--which we did not want. We asked them to not put the rug in and they said house wouldn't pass inspection without flooring. We also wanted wiring for additional fans, and same thing-wiring without fixtures wouldn't pass. But that was a while ago and things may have changed. Good luck

Thanks for all the advice, it is great info to have. I’m not a big fan of the white fans and that is why I asked the question. I am having lanai and garage stretched.
